A. The Edeninakl Investment Ltd has engaged a well experienced team of
specialists in residential development. The team has been involved with many
developments right across Auckland.

  Q. What about any defects of the house after settlement?
  A. There shall be a warranty period for the house of 12 months from the
Settlement Date in accordance with the requirements of the Building Act 2004
(“Building Act”).

Q. When can I move in?
A. Construction has started and completion is expected in 30 September 2021.

 Q. How do I purchase a property in this development?
A. You can secure your townhouse by signing a sale and purchase agreement and
paying an initial instalment of $5,000, followed by a second instalment that brings
the deposit to 10% of the purchase price within 15 working days. You will be
required to pay the balance of the purchase price on settlement, which is 10
working days after the title has been issued and the Code Compliance Certificate
has been issued.

Q. Is my deposit protected?
A. Yes. All deposits are placed in a solicitors trust account with Graham & Co
Barristers and Solicitors. At settlement the deposit is transferred to the vendor. Net
interest earned on your deposit will be credited to you at settlement. In the unlikely
event the development is not completed your deposit will be returned to you along
with net interest earned.

Q. What is the colour scheme?
A. There are two colour scheme options to choose from. (See colour boards in the
sales office)

Q. What’s the arrangement with Rubbish collection?
A. There are a rubbish bin and a recycle bin for each home and they are
stored within its own site. Rubbish Direct will come to collect rubbish once per
week, recycle once per fortnight at $265+GST a year for each house. Bins
will be collected from each house, and returned to each house after emptying.
Rubbish Direct will bill each owner individually.

Q. What has been done to ensure the townhouses are acoustically
engineered to reduce noise travel between townhouses?
A. Stringent sound proofing requirements are met by using GBTLA 60b inter-
tenancy barrier system. It will be STC (Sound Transmission Class) 64 which is
above Council requirement and is generally accepted in terraced houses in New
Zealand.

Q. Is there a body corporate?
A. No. You have a freehold title (Fee simple) and your rates will be individually struck
by the Auckland City Council when your building is completed.

Q. Can the price go up once I have signed the Sale & Purchase agreement?
A. No, the purchase price stated in your Sale and Purchase Agreement is your
house price and cannot be increased by the vendor. The purchase price includes
goods and services tax.

Q. Can the price go up before I have signed the Sale & Purchase agreement?
A. Yes, the purchase prices are always being reviewed and will move with market
conditions but once you have secured you property on a conditional basis the price is
fixed.

Q. Can I make changes to the layout, design, features or Chattels?
A. Physical changes are hard to perform but there may be upgrading available on
additional chattels such as oven choice, heated mirrors or bathroom floors. In the
event that any changes are agreed by the vendor this will constitute a variation
and additional costs may be payable

Q. Will the development be staged or completed all at once?
A. It will be one stage only. All houses will be completed at about the same time.

Q. Will there be any fences and landscaping around each house?
A. Yes, each house is fully fenced. Landscaping will be completed around each
house according to landscape plan in the resource consent.
