3. How much is a house inspection?

IPI charge between R 3 500.00 & R 5 000.00 per
inspection.

   annually?

Between 2010 and 2016, over 1,000,000 homes were
sold & transferred. If only 25% are preceded by a
home inspection the annual industry turnover would
be in excess of R150,000,000.

6. How much is the IPI business
   opportunity?

The investment is R39,750.00 all inclusive. As the
network grows and the reputation develops the
investment will be subject to an increase each
quarter.

8. Lead generation

When IPI head office receive enquiries we will provide
our Network Partners with these enquiries based on
the closest regional location.

More importantly we will provide training & support on
the latest lead generation techniques available today
and thus enable our partners how to build a
successful sales and marketing pipeline to ensure
revenues are achieved.
9. Areas

IPI is not a franchise by definition and as such no
“right to trade” limitations are imposed on our network
partners, if you purchase a business in Gauteng, you
may inspect anywhere in the region, however you are
discouraged from marketing aggressively in another
area.

10.The new Property Practitioners
   Act 2018

The long-awaited Property Practitioners Bill was
gazetted for comment on 31 March 2017. This
proposed new piece of legislation is intended to
repeal the aging Estate Agency Affairs Act 112 of
1976 in its entirety. If the bill passes into law in its
current form, it will introduce sweeping changes to
the real estate industry.

Agents, developers, landlords or builders will no
longer be able to take refuge behind signed legal
papers. The home will have to be in good condition,
fairly priced and the sales agreement must have no
down-the-line conditions and “extras” which the buyer
can later claim were not explained.” All defects
related to the property must be made clear in writing
to the buyer, if not the buyer can sue for costs or
cancel the deal outright.
11. How much money can a
    business make?

IPI mandate a residential inspection at R 5,000.00,
but you are free to amend depending on the
complexity of the inspection (not based on the size of
the property). If you apply yourself and successfully
complete 20 inspections per month you can generate
a gross monthly turnover of R100,000.00 with zero
traditional infrastructure costs.

12. Three day training programme

Training takes place on the last Friday, Saturday &
Sunday of each month at the Fire & Ice Protea Hotel
in Melrose Arch or the Balalaika Protea Hotel in
Sandton depending on the venue availability
between 9.30am - 3.30pm.

The programme is delivered allowing you to:

Considerable IP is shared and as such you are
required to sign an NDA prior to commencement. You
are not obligated to move forward but you many not
discuss the training with anyone should you decide to
not move forward in order to protect our IP.

13. Brand management fee (BMF)

The partner is required to pay the company a fixed
monthly management fee of R2 500.00 monthly for
the on-going support offered and the use of the
software.

No royalty fees are payable to the company.

A. Software license R750.00 per month
B. IPI national brand awareness campaign
   contribution R500.00
C. Support / educational fee R500.00
D. SFP skills transfer programme R250.00
E. Website management & email hosting R250.00

BMF is payable upon commencement of the first
month following the agreement date.

14. Infrastructure required

Due to the nature of this business, the partner will be
entitled to operate this business from a home office.
All that is required is a reliable desk top / lap top
computer with internet access.

15. InterNachi association

IPI prescribe mandatory association in our entirety to
InterNACHI. INTERNACHI is the largest Association in
America dedicated solely to the training, education
and support of pre-purchase property inspectors. You
are required to employ membership at your cost
(R500.00 per month) and participate in the ongoing
online training programme.

InterNachi provide:
  Standards of Practice - so that you know what will
  be inspected;
  A Code of Ethics - that members must abide by or
  risk loss of membership;
  Entrance requirements - so that you know that
  when you hire a member, their skills have been
  tested and proven!
  Educational opportunities - InterNACHI offers
  members a huge choice of inspection courses;
  Continuing Professional Development
  requirements (CPD) Property inspection is
  complicated, our members never stop learning!

16. Dates for 2018 (JHB)

Training takes place on the last Friday of each month
at the venues mentioned. Booking in advance is
recommended, we offer a 8 seater training room to
ensure the room / conference isn't too large. We like
to offer one on one training. Thank you for your

1. Territory?

We have 45 IPI Business Partners available. If you
have a IPI Business Partner in Gauteng you can trade
anywhere within Gauteng, you are not restricted. We
pass potential leads onto the closets IPI Business
Partner to the enquiry.

2. Leads?

We have a tried and tested lead generation
programme which allows you complete control over
your business. We want you to have autonomy of your
business. Any leads generated are given to the
closest IPI Business Partner.
3. Total investment?

We don't know if we are “right” for you, therefore we
don't agree with our delegates paying the full amount
upfront.

We felt it was fair that you pay for the 3 day training
course upfront which is R4750.00. Our system, ideas,
software and business chassis are revealed in detail
covering the first 10 modules. Upon completion you
will be qualified to inspect a home in the realty market.

After the training and you choose to partner with IPI
as a Business Partner the balance is required 2 days
after training.

If you are not happy you can request a full refund on
the training if you feel we did not represent the
programme inline with this disclosure document.

4. Who is the customer?
We sell our report at R5000 to:

Buyers: who use it to negotiate the hidden defects off
the selling price.

Sellers: legally they are now liable for any defects
they have not disclosed for 12 months after the sale
and do not want to end up in high court and have the
sale disputed or even cancelled.

Attorneys: the new act allows attorneys to sell and
transfer properties and now they are looking to set
themselves apart from the realty agents using the
report as a “compliance tool”. Also the transfer won’t
happen during dispute, and hence they won’t be paid.

Rental agreements: a pre and post rental inspection is
vital to avoid landlords from retaining monies from the
deposit for damage to the property.

5. InterNachi?

The largest organization worldwide governing the
industry. Immediately upon signature of our IPI
Business Partner agreement we facilitate the
membership on your behalf. This is mandatory.

6. IPI long term goal (2 years)?

A. Build a professional team of 45 partners.
B. Sign a deal with a national realty brand.
C. Be the most dynamic inspection company in SA
  achieving 1000 inspections per month.

7. The property practitioners act?

The act will force sellers and their agents to comment
on all patent defects within the property and any
associated costs in respect to such defects will be for
the sellers cost. If the seller is not traceable the
responsibility lies with the estate agent/agency. We
can only guess when the act will be enforced, its not
a matter of if, but a matter of when.

8. If I move from JHB to Cape Town,
   can I move my business with me?

Yes you can, it will not be a problem but we must
strategize a plan before hand.
9. What is a home office, what do I
   need?

Suitable vehicle, laptop, business cards, WiFi, cell
phone & inspection tools are available from Builders
Warehouse R3000.00

11. How quickly can I start trading after
    training?

You will be ready when you are ready, start up is
relatively fast if you follow our routine.

12. What is the travel rebate?

If you’re flying in and staying at the hotel we refund
you R3500.00 from the IPI Business Partner cost.
13. How long does an inspection take?

- 2 Hours to do the physical inspection
- 30 minutes to populate the software and generate
the report?

14. Are there royalty fees?

No, we are not involved in your business’s cash flow
at all, the client pays you directly.

Compliance
A. IPI is not an IPI Business Partner franchise, we do
   not own marketing, business intellectual property
   pertaining to the day to day running and operation
   of the business and as such does not prescribe to
   the same rules governing the IPI Business Partner
   industry.

B. IPI is a brand under the company Realty Safe
   (PTY) Ltd 2018 372598/07 and offers a software
   platform, a common brand and a tag line “we
   inspect what you expect” which our business
   partners may use whilst in trade as per the
   provisions of the agreement.

C. Success is speculative and based on an
   individuals passion for the concept, work ethic and
   drive, in particular any business requiring
   influencing skills requires certain skills which we
   impart in our ongoing support.

D. The Association Agreement is subject to Realty
   Safe PTY Ltd intellectual property and available
   upon payment for training. It is recommended you
   take the necessary steps to understand the
   agreement before proceeding with the business
   opportunity.

   details to protect their privacy. We do not provide
   3rd parties other than clients the details of our

I. The Association Agreement is available upon
   confirmation of your booking. Time is dedicated to
   the agreement during the training course to answer
   any and all questions pertaining to such. You are
   not required to sign the agreement until you have
   evaluated the programme in its entirety.
