DESCRIPTION:
The NYLO Dallas South Side hotel redefines boutique urban-style hotel lodging, featuring
distinctive urban design, innovative loft-style accommodations, and full-service amenities at an
affordable price. The conversion property will combine the dynamic qualities of urban loft-style
living, with the best-of-the-hotel industry features, services and amenities. The NYLO Dallas
South Side Hotel is NYLO’s third property in the DFW market, joining the highly innovative and
successful NYLO hotels in Plano and NYLO Las Colinas. NYLO Dallas South Side will be NYLO’s
first conversion property, as well as the brand’s first property pursuing LEED certification.

Keeping in theme with the brand’s innovative history, NYLO Dallas South Side will feature a new
restaurant concept created by NYLO: “Terrace Bistro”, a destination restaurant uniquely
designed to offer an urban ambiance blended with elements of the local South Side community.
Both the lobby bar and restaurant will offer an intimate and vibrant community gathering
place, while SODA Bar, located on the hotel’s incredible roof top will feature an infinity pool
and an enclosed roof top bar and lounge. Fully operable glass walls will allow guests to take full
advantage of one of the best views of downtown Dallas.

NYLO Dallas South Side will offer an alternative to the bland, one-size-fits-all experience

LOCATION:
NYLO Dallas South Side is located three blocks from the Dallas Convention Center, and just
minutes from the Dallas Central Business District, the Dallas Arts District, and Klyde Warren
Park. The five-story, 76-room NYLO hotel, located at the corner of South Lamar Street and
Belleview, is also within walking distance of Gilley’s Dallas live music and entertainment venue,
and the Palladium Ballroom.

ATMOSPHERE:
NYLO Dallas South Side offers a unique alternative for travelers who want a reprieve from the
traditional, unemotional hotel experience, by offering guests a highly social atmosphere. The
hotel’s ultramodern lobby with a French Victorian twist will boast a unique and refreshingly chic
ambiance, while the entire property will provide an urban, lofty style feel in an industrial
building, complete with exposed brick, glass and concrete. The NYLO Dallas South Side hotel is
finished with contemporary yet comfortable custom furniture to provide a unique, exciting

GUEST ROOMS:
NYLO loft-style guestrooms feature a savvy mix of high-tech and boutique amenities to help
guests balance work with play. Each of NYLO Dallas South Side’s 76 loft-style eco-friendly hotel
rooms and 8 suites supports progressively green lodging practices while maintaining a chic
ambiance with a cosmopolitan edge. Guest rooms range in size from 358 sq. ft. – 640 sq. ft.,
while suites range from 640 sq. ft. – 1130 sq. ft. Unique urban design elements in all the
property’s guest accommodations include polished concrete floors, 10+ foot high ceilings, large
windows for ample natural light and views, locally sourced artwork, custom furnishings and
high-tech essentials like a 42” HDTV and WiFi. All NYLO Dallas South Side guest rooms and
suites are non-smoking.

GOING GREEN:

   •   NYLO Dallas South Side will be the first LEED – certified NYLO hotel, and is currently
       pursuing certification under the Gold level of the LEED 2009 NC Rating System.
   •   As an adaptive reuse of a 100-year old building, most of the existing Dallas Coffin Co.
       Building is being reused for the new hotel.
   •   All carpet will be Green Label Plus, as certified by the Carpet and Rug Institute.
   •   The mechanical system for most of the building will be an efficient water heat pump
       system, which borrows chilled water from the adjacent South Side on Lamar.
   •   The hot water system and all lighting throughout the building will be highly efficient.
   •   All site and roof vegetation will be irrigated with rainwater collected in a cistern next to
       the building.
   •   Low-E film will be added to all the windows in the building, and will drastically reduce
       solar heat gain for the existing windows.

GOING GREEN CONTINUED:

   •   99% of the regularly occupied spaces in the hotel will have windows. The low-E film
       coatings have visible transmittance values of at least 50% in order to maintain the
       highest level of useful daylight through existing windows.
   •   Staff restrooms will utilize a reclaimed water system to capture graywater from the
       sinks and showers, which drain from plumbing in the cavity wall above. That water will
       then will then be used to flush the toilets in those restrooms.

SODA BAR:
The dynamic downtown view from Dallas’ best roof top bar and lounge, SODA Bar, offers an
outdoor infinity pool and cabanas for intimate and vibrant social gatherings. Providing an oasis
high above the city streets of downtown Dallas, the ultramodern roof top bar will provide a
one-of-a-kind destination for guests. Situated in a cozy nook near the roof top pool, SODA Bar is
the perfect place for enjoying a refreshing cocktail at the pool’s edge, or enjoying the sights
from a comfortable seat at the bar with an incomparable view of the city. SODA Bar will also
feature a casual grill offering various items for noshing while lounging at the pool.

TERRACE BISTRO RESTAURANT:
NYLO Dallas South Side takes hotel dining to new heights with Terrace Bistro, which will feature
delicious creations by Executive Chef Jerry de la Riva in a cosmopolitan setting. A full-service
downtown Dallas restaurant, Terrace Bistro will feature uniquely-designed menus for breakfast,
lunch and dinner, as well as seating for private parties. Terrace Bistro is also one of the best
downtown Dallas restaurants for eco-friendly dining, by using responsibly sourced foods and
