INTRODUCTION

The Accommodation Guide is a list of recommended student residences, agencies and private homes with
which TBS works. Please read this document carefully before making your choice of accommodation and
getting in touch with the residence you are interested in.

Some important points to remember before reserving accommodation:
       Reserve accommodation from this list
It is highly recommended that you choose one of the accommodation options listed in this guide. Should
you choose to find your own accommodation we will not be able to assist you should any problems arise.
       Mention “Toulouse Business School” before reserving
Remember to mention Toulouse Business School when contacting your choice of accommodation – we
have partnerships with many which could mean discounted administrative fees for you.
       Communicating with residences/agencies
Some websites are only available in French, but you can contact all listed residences/agencies in English.
Where we have given you a contact name, contact this person directly. Make sure you ask whether bed
linen and cutlery is included. Don’t hesitate to contact TBS’s International Student Office should you need
any clarification on information you have been sent.
       Reservation Dates
Some residences may charge you to reserve your room in advance in order to keep it for you. For example,
if your date of arrival is 1st September but there is a room available from 15th August, you may need to pay
from 15th August in order to reserve the room. This is common practice as rooms can fill up quickly, but
make sure you understand clearly the date of the beginning of your contract before you confirm your
reservation that you don’t have any surprise costs when you arrive!
       Housing insurance
Insurance can be bought through most of the residences, or you can choose to take housing insurance
through your bank when you open a bank account. It is a good idea to compare prices before you sign up
for either.
       Residences and TBS campuses
If you are a bachelor student your courses will be held on our Entiore campus which is just outside the
centre of Toulouse. If you are a Masters in Management or MSc student your courses will be held on the
Lascrosses campus which is situation in downtown Toulouse, very close to the centre.
As we consider that students would like to enjoy student life in Toulouse, most of the residences listed are
situated around central Toulouse – but public transport to the Entiore campus from the centre of Toulouse
and from all residences is not complicated.

Details: This student residence is beside the Garonne
river and approximately 10 minutes’ walk from the
downtown Lascrosses campus, therefore very well
situated. Studios and apartments are available in
different sizes and sharing is possible. The residence is a very friendly place and the rooms are good quality.
Advantages: It is close to the Lascrosses campus, the residence is a very friendly place and the rooms are good quality.
Cheap housing insurance is possible with this residence (3€ per month).

campus. The website is available in English, but for reservations TBS students should make their reservations by email
instead of reserving online, noting that you are a TBS student.
Advantages: Good quality accommodation and services; site manager; good location.
Guarantor: Not necessary, partnership with TBS
Rental price: 460€ - 500€
Other costs: 260€ is required as a one-time administration fee + 3 months’ deposit in advance

Details: This residence is situated in the St. Michel area of Toulouse, 5
metro stops away from the downtown Lascrosses campus, and with easy
links to the rest of Toulouse via metro, tram and bus. This area is very popular with students. This is an old building so
the rooms are not the best quality, but clean and fine.
Advantages: The price is good, it is in a great area for students and close to parks, and the staff is extremely helpful.
Guarantor: Not necessary, partnership with TBS
Rental price: 490€ - 650€
Other costs: 50€ administrative fee + higher deposit to replace guarantor

Details: This residence is perfect for students; it is new so the rooms are very                                    high
standard, good choice of rooms and sizes; Wi-Fi, gym, clothes washing
facilities etc.; meeting room to socialize with other students; very good service and assistance from the residence
management. This residence is out of the centre of Toulouse so requires a bus and metro ride to the downtown
Lascrosses campus (masters students) or a bus ride to the Entiore campus (bachelor students). It is therefore
recommended to share with another TBS student, especially for girls returning home late in the evening and not
wanting travel alone (although the area is very safe).
Advantages: High quality residence at good prices.
Guarantor: Not necessary, partnership with TBS
Rental price: 450€ - 650€
Other costs: Administrative fee and deposit according to the length of your stay

Details: The rooms are very high standard, news, with a good choice
of rooms and sizes; very good service and assistance from the
residence management. Very good facilities: WiFI and meeting room;
clothes washing facilities, and even a swimming pool. This residence is out of the centre of Toulouse so requires bus,
tram or metro transport to each of the TBS campuses, but it is very well served by public transport and in a lovely area
with all shops, etc. that you need.
Advantages: High quality residence at good prices.
Guarantor: Not necessary, partnership with TBS
Rental price: From 435€ - all charges included
Other costs: 1 month deposit in advance + 115€ administration fee

Details: This residence is in the Saint Cyprien area of Toulouse, across the river from
the downtown Lascrosses campus and with very good metro/bus lines across
Toulouse. This area is also very popular with students.
Advantages: Well situated, good sized rooms and a peaceful garden to relax in.
Guarantor: Possible through Midi-Pyrenees region – ask International Student Office if you have any queries
Rental price: 300€ - 550€
Other costs: 150€ registration fee

Please note that the sooner you get in touch with them the more chance you have to get an individual studio. They

LOCADAY
Locaday is a rental agency that offers fully furnished and equipped apartments. These apartments can be booked on a
nightly, weekly or monthly basis. Please find more information on their website (English, French, and Spanish versions

If you wish to experience the French way of life by living with a local family, enjoying traditional French cuisine, and
practicing your language skills, this is for you. As these are private homes, high respect for the home and the family
are expected.

If you would like to find out more about renting a room in a private home then please contact the International
Student Office – we have a collection of private owners who rent one or two rooms in their houses to TBS
international students and can help match you to an private home owner.

FIND YOUR OWN ACCOMMODATION

Please note that if you reserve your accommodation without going through our recommended student
residences or agencies, we will not be able to assist you should any problems arise between you and the
proprietor.

IMMOSCHOOL
You can choose the option of finding housing using the following website:
www.ImmoSchool.fr, a website (Spanish and English versions available) dedicated
to TBS students. When inquiring, use "tbsgroupe" as a password and once again,
please let us know what the outcome is.

CLASSIFIEDS
You will find below names of real-estate agencies. Agency fees usually run from 100 to 200€ depending on the
duration of your stay.

It can be a challenge to rent a place on your own from a real estate agency because these agencies usually ask for a lot
of paperwork (copies of your income tax, paycheck…). They often require that you get a financial guarantor to secure
rental payment but it can be a good option if you want to have quality accommodation.

PRACTICAL INFORMATION

HOUSING BENEFITS

There are housing benefits available for some international students who come to study in France – depending on the
visa you have. The main possibilities are: “l’aide personnalisée au logement” APL (personalized housing benefit) and
“l’allocation de logement à caractère social” ALS (a social basis housing benefit), both provided by the CAF (Caisse
d’Allocations Familiales: website).

You will only be able to apply to one of these housing benefits once you have found your accommodation and are in
Toulouse, and depending on what visa you hold.

The International Student Office will assist you with all applications.

GUARANTOR

Some residences require a ‘garant’ – a guarantor to sign the contract to guarantee against the eventuality of
unpaid rent. As the ‘guarantor’ must reside in France, international students are often unable to provide
this.

Many residences with which we have a partnership have kindly agreed not to require a ‘guarantor’ from our
international students. In this guide we have noted whether a ‘guarantor’ is needed or not next to each
residence, but please make sure you double check before confirming your residence. Most residences ask
for a slightly higher deposit in place of a ‘guarantor’.

In any case, should you have any queries, or need a guarantor in order to confirm your reservation, please
contact TBS’s International Student Office for assistance.

HOW TO SURVIVE THE FRENCH RENTAL SYSTEM & USEFUL TERMS TO KNOW

The French language is not easy to understand and technical terms such as “Bail”, “Caution” and “Dépôt de Garantie”
can be difficult to understand for international students.

GLOSSARY

Bail: Lease
It is a written contract that sets the relationship between the owner (agency or private owner for instance) and the
tenant (you)

Bailleur: landlord or lessor
The person who owns the accommodation (can be the agency or a private owner).

Garant: Financial Guarantor
The person who will represent you (“se porter caution”) and secure your payment if you are unable to pay, also called
a guarantor and it is usually a family member of the tenant. Generally, the person needs to have proof of French
income.

Dépôt de Garantie or Caution: Deposit
The amount of money that is usually sent to the owner to confirm a reservation and also to secure payment in case of
breach of lease. The sum is usually equal to a month of rental (without charges).

It must be refunded to the tenant after the inventory departure and, at the latest, two months after the keys have
been given back. If there is damage to the property which has taken place during your rental duration, part or all of the
deposit might be kept by the owner.

WARNING!

CONTRACTS
Be sure to read your contract carefully before signing it. If you have any hesitation about any part of your contract, or
you would like it to be checked before you sign, contact the International Student Office.

FURNISHINGS
Be careful as most furnished studios do not provide kitchenware, or bed linen automatically – but most residences do
provide these for a small extra cost. That means that unless you want to spend your first night on your mattress with
just your coat on, you should check with the residence in advance.

NOTICE PERIOD
Most rental contracts stipulate that you must give between 1 month and 3 months’ notice when leaving the
accommodation – remember to verify in advance that you know the notice period and adhere to it.

Please remember to contact TBS’s International Student Office once you have
confirmed your accommodation, and to let us know as soon as possible in advance
if you have any problems finding accommodation – Toulouse is a very popular
student city and leaving it too late may lead to problems in finding anywhere to
live.
