6. How much is the IPI business opportunity? The investment is R39,750.00 all inclusive. 10.The new Property Practitioners Act 2018 The long-awaited Property Practitioners Bill was gazetted for comment on 31 March 2017. This proposed new piece of legislation is intended to repeal the aging Estate Agency Affairs Act 112 of 1976 in its entirety. If the bill passes into law in its current form, it will introduce sweeping changes to the real estate industry. Agents, developers, landlords or builders will no longer be able to take refuge behind signed legal papers. The home will have to be in good condition, fairly priced and the sales agreement must have no down-the-line conditions and “extras” which the buyer can later claim were not explained.” All defects related to the property must be made clear in writing to the buyer, if not the buyer can sue for costs or cancel the deal outright.
11. How much money can a business make? IPI mandate a residential inspection at R 5,000.00, but you are free to amend depending on the complexity of the inspection (not based on the size of the property). INTERNACHI is the largest Association in America dedicated solely to the training, education and support of pre-purchase property inspectors. Most common questions asked 1. Territory? We have 45 IPI Business Partners available. If you have a IPI Business Partner in Gauteng you can trade anywhere within Gauteng, you are not restricted. We pass potential leads onto the closets IPI Business Partner to the enquiry. “James is an excellent trainer who really knows the property inspection industry. We have a tried and tested lead generation programme which allows you complete control over your business. We want you to have autonomy of your business. Any leads generated are given to the closest IPI Business Partner.
3. Total investment? We don't know if we are “right” for you, therefore we don't agree with our delegates paying the full amount upfront. We felt it was fair that you pay for the 3 day training course upfront which is R4750.00. Our system, ideas, software and business chassis are revealed in detail covering the first 10 modules. Upon completion you will be qualified to inspect a home in the realty market. After the training and you choose to partner with IPI as a Business Partner the balance is required 2 days after training. 4. Who is the customer? We sell our report at R5000 to: Buyers: who use it to negotiate the hidden defects off the selling price. Sellers: legally they are now liable for any defects they have not disclosed for 12 months after the sale and do not want to end up in high court and have the sale disputed or even cancelled. Attorneys: the new act allows attorneys to sell and transfer properties and now they are looking to set themselves apart from the realty agents using the report as a “compliance tool”. Also the transfer won’t happen during dispute, and hence they won’t be paid. Rental agreements: a pre and post rental inspection is vital to avoid landlords from retaining monies from the deposit for damage to the property. 5. InterNachi? 6. IPI long term goal (2 years)? A. Build a professional team of 45 partners. B. Sign a deal with a national realty brand. C. Be the most dynamic inspection company in SA achieving 1000 inspections per month. 7. The property practitioners act? The act will force sellers and their agents to comment on all patent defects within the property and any associated costs in respect to such defects will be for the sellers cost. If the seller is not traceable the responsibility lies with the estate agent/agency. We can only guess when the act will be enforced, its not a matter of if, but a matter of when. 8. If I move from JHB to Cape Town, can I move my business with me? Yes you can, it will not be a problem but we must strategize a plan before hand.
9. What is a home office, what do I need? Suitable vehicle, laptop, business cards, WiFi, cell phone & inspection tools are available from Builders Warehouse R3000.00 10. When is the next training? You will be ready when you are ready, start up is relatively fast if you follow our routine. 12. What is the travel rebate? If you’re flying in and staying at the hotel we refund you R3500.00 from the IPI Business Partner cost.
13. How long does an inspection take? - 2 Hours to do the physical inspection - 30 minutes to populate the software and generate the report? 14. Are there royalty fees? No, we are not involved in your business’s cash flow at all, the client pays you directly. IPI is not an IPI Business Partner franchise, we do not own marketing, business intellectual property pertaining to the day to day running and operation of the business and as such does not prescribe to the same rules governing the IPI Business Partner industry. C. Success is speculative and based on an individuals passion for the concept, work ethic and drive, in particular any business requiring influencing skills requires certain skills which we impart in our ongoing support. D. The Association Agreement is subject to Realty Safe PTY Ltd intellectual property and available upon payment for training. We do not provide 3rd parties other than clients the details of our stakeholders, shareholders, suppliers and or partners unless express permission has been granted by those persons. I. The Association Agreement is available upon confirmation of your booking. Time is dedicated to the agreement during the training course to answer any and all questions pertaining to such.
