It was sad to see our two Ulu trees removed. Over the years the trees had out grown their spots and both roots and falling fruits had become a problem. Some of the wood from the tree was saved for future wood work projects. The Hawaiian word for tree is “Kumu La’au”. It means a source or teacher plant. 3

Mahalo to James Dvorak of Edward Jones for spending time with our AOAO employees to talk about the importance of retirement planning. The AOAO offers employees a simple IRA benefit program after one year of employment. Mr. Kasper “Kaz” Rasmussen will assume the position of General Manager for the on-site rental program at the Kamaole Sands beginning July 3, 2017. Kaz most recently was the General Manager for the Hale Pau Hana Resort, a condominium resort in Kihei, Maui. Prior to this he had worked for companies such as the Ritz Carlton in Singapore, Aston Hotels & Resorts, the Portman Jarret & Kasper Rasmussen Hotel in San Francisco in a variety of roles including Executive Housekeeper, Rooms Division Manager and Project Manager. His wealth of knowledge in all of these different roles will be advantageous to our program, and we are looking forward to seeing the positive outcome that will result. Kaz speaks Swedish, Norwegian and Danish and is an active scuba diver who enjoys diving with his teenage son. He has been a long-time Maui resident and is a member of the Maui Chamber of Commerce. 5
KEYS ARE NOT AN OPTION By Lois Koenig Living in a multi-unit shared development is not the same as living in a private home. Because we share walls and common space, we have obligations which are put in place to benefit the development as a whole. These obligations are noted in the documentation each of us receives when we purchase our units. One of our obligations as owners is to provide keys for our unit to the Association. The reason for these keys is so that our unit can be entered in case of an emergency such as a hot water tank leak or for mandatory maintenance such as pest control. The keys are secured and are not used for regular entry to your unit. Our obligation to do this is noted in House Rules Article III, Section 9; ByLaws, Number 8 (a); and in Hawaii Revised Statues 514-6(f), which state that the owner must provide keys and the Association does have the right to enter individual units as noted above. We also need to replace that key with the AOAO when we change locks. In order to meet the concerns of some owners as to the security of items in their unit, the following process has been put into place. -Keys have been inventoried and placed in a locked cabinet in the Association office. -A notice is posted whenever there is a need to enter a unit for routine maintenance. -A log is kept when a key is used which lists the reason for entry and by whom. -Doors are re-locked after entry. It is just common sense that we, as owners, do not leave valuables in the lanai closet or visible in our units after notice of necessary maintenance has been posted. Valuables might be described as money, jewelry, laptop computers, cameras, cell phones and other easily removed items of value. Some owners have made space for this type of item by placing them in a locked cabinet or closet inside of their unit. Most Kamaole Sands owners have met their obligation, but a few owners have not provided keys as requested. In addition, some new owners do not know of the House Rules. This makes it difficult for the AOAO to do necessary maintenance; have your units sprayed for pests or ensure painting is complete. In order to obtain all keys, the Board voted for a $100 per month penalty fine for this infraction of our ByLaws. We have authorized a volunteer project in which all keys we do have will be checked to see if they are current. Owners who have not turned in their keys or who have not turned in current keys will be notified by the AOAO. WE NEED YOUR HELP! LOOKING FOR VOLUNTEERS The AOAO is looking for volunteers to help with our key inventory project. Keys are physically checked with the door lock for all units. Keys are inventoried and non-operational keys are discarded . We anticipate the project taking place in the fall. Send your email to tammyaoao@hawaii.rr.com The AOAO will discard the stored item if the registration is not current or we do not have the unit ID Aloha Kamaole Sands Building 2, 3, 4 and 10 Owners As we are sure you are aware, your buildings are scheduled for painting this summer (please see last page of AOAO Newsletter). The painting of building 1 has been completed and has gone relatively smoothly and at this point, painting is expected to be completed as scheduled. But, you may not have understood the impact on your unit. Your lanai doors, behind the lanai closet doors and bedroom windows will be covered for part of the time, and there is no guarantee when the covering will be removed. The air conditioner cannot be used while the lanai doors are covered since there will be no ventilation. There is noise from the equipment and of course, any view your unit affords will be unavailable. At the May 25 AOAO Board Meeting, which was attended by Terry, it was strongly recommended that units not be rented during the entire time the building is scheduled to be painted. None of us wants unhappy guests who will write negative reviews of our lovely property. The three of us are owners of ground floor units on the other side of Kamaole Sands and our buildings are not scheduled to be painted until 2018. We have some availability this summer and wanted to let you know we would be happy to work with you if you need to move your perspective guests who have reserved with you during your scheduled painting period. IS YOUR INSURANCE CURRENT AND COMPLETE? Most accidents and unexpected emergencies come as a surprise. The main reason we buy insurance is to protect ourselves against surprises such as fires, water damage or guest accidents. Many of you know about the 2008 fire in Building 5. In this situation, Building 5 was totally shut down for several days and eight units were shut down for almost two months. During that time, the owners of these units lost real and potential income. Some of the owners did not carry ‘loss of income’ insurance. Damage from a bad hot water heater, a leaking shower pan or toilet seal or a broken pipe may come more slowly than a fire and, thus, cause more extensive damage. In some cases where such a leak occurred in a 4th floor unit, as many as 8 units can be involved. If such a leak occurs within your unit, you are responsible for all of the damage…the damage to all 8 units and the damage to the common elements. This type of leak has cost some owners upwards of $40,000. This is why your insurance coverage is so important. There are many things that can happen when you own and rent out property. A guest could fall and hurt themselves. A child could have an accident. The hot water heater could leak and mold could make your unit uninhabitable for several days or weeks. We could have a hurricane or other storm. Although none of us likes to think about these possibilities, it is just good judgment to evaluate the potential of risk. The Board has mandated that all owners carry HO6 insurance; this is not an option. It is, however, the decision of each owner to carry ‘loss of income’ coverage and the decision on the amount of coverage to carry is individual to you as an owner. In the world we live in today, it is probably a smart move to opt for very good coverage. In addition to good insurance, it behooves us to check our appliances to ensure they are in good working order. We should check around toilets and other pipe connections to ensure there is no leakage, Look at your walls to ensure you see no evidence of leakage from other units. Take responsibility for damages your unit may cause. This note is a reminder to you, as a Kam Sands unit owner, to check your insurance coverage and make the decision with regards to insurance that works for you. 9

AOAO Project Schedule Subject to revision Here are some upcoming projects to keep in mind. We will provide you with more updates, project details and schedules as they become available. Our goal is to keep you informed! Project Start End Remarks Unit Inspection 4/1/16 Pending 254 Units inspected. 2017 Water and Smoke alarms are checked. AOAO will coordinate unit access. Tennis Court Resurface 08/15/17 4-6 weeks The project has been scheduled for late-September 2017. AOAO Solar Power In progress 2017 Coring for electrical lines completed. Maui Electric inspection completed. HNU has been meeting with the AOAO weekly to report on their progress. Trenching from building 4 to the lobby will take place sometime in August. Watch for posted notices prior to the work starting. 2017 Painting & Spall Repairs Phase 1 4/1/17 11/30/17 Building 1 completed Building 2 – Front completed Building 4 - Front and back in progress Open parking policy is assisting with parking while projects occur. 2018 Painting & Spall Repairs 4/3/18 11/30/18 2018 Schedule is under review by Jade Painting. Building Painting - Phase 1 The building painting of Kamaole Sands will take place in 2 phases over 2 years. Phase 1 will be made up of buildings: 1, 2, 3, 4, 10 & Pool Building. The start date for phase 1 is April 3rd, 2017. We anticipate making spall damage repair to approximately 43 units during the painting process. We anticipate phase 1 to be completed by 11/18/17. Phase 2 will be made up of buildings: 5, 6, 7, 8, 9, & Lobby. The scheduled start date for phase 2 is April 1st, 2018. We anticipate phase 2 to follow the same format as phase 1. Phase 1 building painting will follow this order: *Approximately 30 - 45 working days per building / Approximately 15 to 25 days per side FRONT 1) Wash & Prep FRONT (Parking Lot 2) Prep/Prime/1st Coat 3) 2nd Coat The same format side) used for each 4) Doors/Trims/Walkway/Touch Up building. 5) Wash & Prep BACK Scaffolds, lifts, and BACK ladders will be 6) Prep/Prime/1st Coat (Lanai side) used. 7) 2nd Coat 8) Doors/Trims/Touch Up 9) Concrete lanai spall repair *Schedules are subject to revision pending unforeseen problems and weather conditions. We will do our best to keep you updated on any schedule changes. Preparation 1. Parking The stalls fronting the building will be off limits during portions of the painting project. Please check posted notices or with the front desk for an alternative parking arrangement during the project. 2. Lanai furniture All lanai furniture must be brought into the unit when the lanai side of the building is power washed and worked on. Owners are responsible for clearing the lanai. The AOAO will charge a fee to the unit owner if the lanai is not cleared. 3. Fire Alarm & Elevator Service Fire alarms and elevator service will remain operational during the project. 18
4. Unit Entry Door Painting Jade Painting will paint the inside of the door jamb first, then later spray the exterior of the door. This method will reduce the drying time and the need to keep the doors open for an extended time to dry. Notes a) Unit access may be required depending on the area that is being painted. The AOAO will make arrangements with the owner if this becomes necessary. During the project, almost all access to upper floor lanais will be done with the use of scaffolds. We anticipate heavy use of scaffolds and ladders around the building exterior. Additional signage will be placed on the inside of the lanai door to remind occupants of no lanai access. b) Landscape will need to be trimmed back as needed to provide clearance from the building. c) We are not painting the inside of your lanai closet. Items do not need to be removed. Access to the lanai closet will be restricted during the painting process. Please plan accordingly. d) Jackhammers, noise, dust, restricted access are all elements of this complex project. We apologize for the inconvenience and appreciate your assistance during this painting and spall repair project.
