Auction: Wednesday 12 February 2020 Welcome to our first auction sale of 2020. I think many of us are more than happy to see the end of 2019. The year was blighted by political uncertainty and the threat of falling house prices, falling sales, recession and even rising interest rates. I think we forget that the political uncertainty took place over a 3 and half year period and this length and type of uncertainty is bound to cause market jitters and unrest. That being said, the market and economy fought back with resilience. Looking back, I think we can all confidently say that the impact was not as harsh as believed. On a daily basis we continued to see that clients were cautious but still willing to sell, and that buyers were ready and willing to buy. This is confirmed by our results over 6 auctions in 2019, our sales remained strong and an overall success rate of 92% was achieved. If you remain unconvinced, let me remind you of the familiar saying “hard times cannot last forever” and post the December general election result, seller confidence and optimism has meant more properties are coming onto the market. The beginning of a new year is a good time for properties to be marketed, however, this year has been extraordinary not only because more properties have been listed, but also that prices have risen by 2.3%, which is the fastest rate on record. This has led to a domino effect with increased interest from sellers and from buyers. The decisive result of the general election on the property market has been dubbed the “Boris Bounce”, and why not, it has caused a long-awaited surge in prices. What I would advise sellers is not to outprice themselves and miss out on strong buyer demand, as a Spring completion would mean that there will be no interference from Brexit deadlines. This optimism has even reached the London top-end market, which had been slow for some considerable time. This sector saw an increase in buyer interest and sales post-election. Indeed, from October to December 2019, sales of prime central London homes have seen a 34% increase compared with the same period in 2018. Why has there been a surge in properties coming on to the market? The reason is simple, completions will be unaffected by Brexit deadlines. We in the Midlands are especially lucky, as we have seen the strongest growth. The increase in prices will inevitably affect first time buyers who are facing record high prices. However, demand from this group of buyers has remained strong, propped up by a growth in average earnings, cheap interest rates and the reluctance to pay rising rents. With Brexit still not concluded, why should you buy property now? I personally feel the strong activity we are seeing has resulted in the momentum required to ignite the market further. Brexit is still new territory and is bound to bring with it some challenges, but it is felt that the pound will remain unchanged after the January 31 Brexit deadline. It is also unlikely that mortgage rates will alter a great deal after Brexit, certainly not in the short term. As you will see the stock in this auction sale is varied and suitable to all type of buyers. Home ownership will continue to drive the general public to buy and sell homes and property will continue to outperform other forms of investments, especially compared to low saving rates and stock market uncertainty.
