                                         Maintenance Associate II

Job Location: Sidney, Ohio
Qualifications Desired: Current certification to handle refrigerants a plus but not required. Current HVAC cer-
tification a plus but not required. Current Boiler Operator License and Steam Engineer License a plus but not
required. Experience: Two years experience in a maintenance position required. Strong knowledge of HVAC,
boilers, compressors and generators, and various mechanical, electrical, and plumbing systems. Knowledge of
building codes, safety, EPA, and OSHA regulations preferred. Experience reading and interpreting blueprints
preferred. Proficiency with Windows, Microsoft Office (Word, Excel, PowerPoint), and the internet preferred.
Other Requirements: Must be able to read, write, speak, and understand the English language. Must possess a

Job Duties: The Maintenance Associate II performs the day-to-day activities of the Maintenance Department
in accordance with company standards and federal, state, and local standards, guidelines, and regulations gov-
erning the life plan community to ensure that it is maintained in a clean, safe, and comfortable manner. RE-
SPONSIBILITIES: Operations Management. Performs routine HVAC, electrical, mechanical, plumbing, car-
pentry, painting and finishing, and maintenance on facilities, equipment, grounds, parking areas, sidewalks,
etc. Services HVAC equipment through preventative maintenance schedules and maintenance cycles. Trouble-
shoots, provides maintenance, and repairs the technical components of the community including HVAC,
pumps, motors, etc. Troubleshoots, provides maintenance, and repairs electrical systems per NEC guidelines.
Troubleshoots, provides maintenance, and repairs plumbing systems per local codes. Informs supervisor of
supply and/or equipment needs. Performs unscheduled maintenance tasks. Completes assigned work orders
within 24-48 hours. Completes work orders related to survey readiness. Ensures a clean and safe environment
for the residents, staff members, and visitors in all areas of the community by escorting vendors, assisting with
inventory, conducting training, and serving as a working team leader as needed. Serves as back-up to security
staff and responds accordingly performing necessary rounds and completing reports as needed. Quality, Com-
pliance, and Risk Management. Ensures that work areas are clean and that equipment, tools, supplies, etc. are
in proper working order and are stored appropriately. Ensures that established quality assurance, infection con-
trol, and universal precaution practices are maintained when performing maintenance tasks. Performs duties in
accordance with all safety and OSHA requirements. Maintains current and accurate records through use of
computers and/or other documentation in accordance with company standards and federal, state, and local
standards, guidelines, and regulations. Willingly and consistently shares observations and insights of depart-
mental operations that may improve quality and efficiencies of department. Attends all-employee and depart-
mental meetings and in-service training as scheduled or as directed.

Education Requirement: Bachelor's degree in Engineering (Master's preferred) and a minimum of 8 years of
relevant experience or 15 years of progressive experience in complex design engineering.

Job Duties: Provides work leadership and training to lower level professional and technical staff or works in a
highly technical development role designing significantly complex devices and systems. Create and develop
engineering project documentation, i.e. bill of materials, drawings, and specifications. Develop prototypes and
test plans; validate as required. Troubleshoot, analyze, and resolve engineering project issues utilizing appro-
priate design tools and methodologies. Mentor designers as well as manage and direct co-ops as assigned.
Support and implement product releases as assigned. Research and document new technologies for future
product line enhancements. Participate in or conduct design reviews and provide practical feedback. Research
and provide the required product information to support sales and service to satisfy customer needs. Lead the
design and release of machines as required; meeting projected cost targets, performance and specifications
while achieving on-time production delivery. Conduct custom mechanical design (modeling) and drawings using
3D CAD software. (Solid Works). Work effectively with manufacturing and vendors during the design and build
process. Ensure products comply with regulatory requirements (e.g.: BISSC, OSHA, UL, CSA, CE, etc.…) in-
cluding industry safety requirements.

              Highway Maintenance Worker-Spring Apprenticeship Program

Qualifications Desired: A Physical Ability Test (PAT) will be given for the Highway Maintenance 1 position
and candidates MUST pass in order to be considered for employment. PAT candidates will be selected based
in part on meeting the prescribed minimum qualifications, including education and/or experience or licensure
requirements of this position. Applicants selected to take the test will be notified by mail, per the address provid-
ed on the application, of the exact time and location to report for the test administration. Formal education in
arithmetic that includes addition & subtraction & in reading, writing & speaking common English vocabulary.
Valid Driver's License. Note: If involved in driving motorized snow & ice control equipment, must also have val-
id commercial driver’s license. In accordance with Section 124.11(B)(2) of Revised Code, Director of Adminis-
trative Services has determined this classification to be unskilled labor class & therefore exempt from written
examination. Or equivalent of Minimum Class Qualifications for Employment noted above. If selected, you are
required to obtain your CDL permit PRIOR to completing paperwork. If you are unable to pass the test, your
tentative offer of employment will be withdrawn. Knowledge of addition & subtraction; highway maintenance &
traffic control safety practices*. Skill in operation of hand tools*; operation of motorized snow equipment*. Ability
to recognize unusual or threatening conditions & take appropriate action; read simple sentences; cooperate
with co-workers on group projects; demonstrate strength to lift 50-100 pounds.
Job Duties: ODOT will provide training and pay for your Class "B" CDL. You will learn skills needed to operate
ODOT equipment, repair and maintain roadways by performing berm repairs, patching potholes, and other vari-
ous projects. As a Highway Maintenance Worker Apprentice, you will receive on the job training & perform the
following highway maintenance duties. Flag & direct vehicular traffic through highway maintenance and con-
struction work sites on state and federal highways. Establish a safety procedure to control moving traffic with
various traffic control devices and structures (e.g., barricades, pot torches, cones, pavement markings, electri-
cal warning devices). Perform general labor by using various hand tools (e.g., chain saw, shovels) in the
maintenance and repair of highways (e.g., patches, pot holes, spreads berm gravel, repairs and paints guard-
rails, shovels snow, hand spreads salt on sidewalk, steps and pedestrian walkways, seals cracks). Receive
CDL preparation & snow & ice training (i.e., CDL preparation & training, spreader. attachment/detachment,
plow blade replacement, plowing snow, snow plow operation& associated snow & ice duties). Perform general
maintenance on equipment, building structures and grounds and/or custodial work (e.g., sweeps garage floor,
mows grass, maintains and trims shrubbery and trees, washes windows, cleans offices, removes trash, shovels
snow from sidewalks, steps and walkways, rakes leaves, paints building structures, cleans, paints and refuels
equipment). Maintain and completes daily work log and work record. Clean, repair, and perform general mainte-
nance on equipment needing minor repairs, adjustments, etc. Operate two-way radio in trucks and base station
at various locations in the District. Performs other duties as assigned by higher authority.
