Introduction

                                                                                         ilke Homes aims to help address the UK’s chronic shortfall in housing, creating consistently high-
                                                                                         quality, energy-efficient modular homes at scale for the people that need them most. Using precision
                                                                                         engineering and inspiring designs, we look forward to working with you to create future homes for
                                                                                         families across the UK.

                                                                                         The ilke Homes 2018 Housetype and Apartment Portfolio showcases the range of homes we are
                                                                                         building this year from our factory in Yorkshire. Our range now includes 7 NDSS (Nationally De-
                                                                                         scribed Space Standard) and M4-2 (Category 2 – Accessibility & Adaptable Dwellings) compliant
                                                                                         housetypes as well as 8 open market sale house types. The layouts and elevations of our house types
                                                                                         open up the opportunity for end customers to customise the layout of their future homes prior to
                                                                                         manufacture, for example by offering the choice of open plan living or a separate living room. Our
                                                                                         designs and portfolio enable large tenure blind developments to be built using our British modular
                                                                                         housing solution in record time, with homes installed at a rate of 2 to 6 homes per crane, per day.

                                                                                         As shown on the following pages, ilke homes can be clad in a wide range of traditional and contem-
                                                                                         porary external finishes and rooflines to suit the local vernacular or to transform and regenerate a

External Finishes

                                                                      As shown on the previous pages, ilke Homes can be clad with a wide variety of through colour render, cladding board, brick slip, stone slip
                                                                      or even tile options to create “bespoke” façades to suit the local vernacular.

                                                                      The layouts and elevations are designed to enable flexibility of internal layout for differing tenures and also deliver different styles without
                                                                      the need for a different structural design. For example, with the addition of an infill section to the lower parts of contemporary window
                                                                      designs, more traditional designs can be created.

                                                                      Integrated low pitch or flat roofs can be transported as part of the top floor. A selection of roof modules are also available to deliver other
                                                                      traditional roof designs (hipped, duo gable, dormer) and contemporary roof designs (asymmetric, M shaped or double fronted gable,
                                                                      butterfly). A wide range of roof tiles and finishes can be applied to ilke Homes. Factory installed, roof integrated solar PV systems can be
                                                                      added to bring the homes up to the Zero Carbon Homes standard.

                                                                      A wide range of windows, external doors, fascias and soffits can also be selected to complement the façade design. Canopies, porches,
                                                                      bay windows and other “bolt-ons” can also be added to further animate the façade. The large rear french doors and side lights could also
                                                                      be upgraded to sliding or bi-fold doors.
