                   Here is our first installment
                   in demystifying real estate.

      DEADLINE SALES. WHAT ARE THEY?
               A deadline sale, also called set date of sale is basically a simplified
               sale by tender with a couple of small differences.
               Sales by tender are more likely to wait until the deadline date.
               Tenders must be made on a tender sale and purchase agreement
               and offers generally cannot be withdrawn for 5 working days after
               the Tender closing date.
               With deadline sales a date is set for all offers to be submitted. These
               should be the best offer a purchaser is prepared to make as there
               will likely be no chance to negotiate.
               Offers can be presented earlier than this date if the property is
               advertised as ‘deadline sale’ (unless sold prior)
               Offers can be conditional and are made on standard sale and
               purchase agreements.
               The vendor is not obliged to accept any offers and can negotiate
               with one offer at a time or request all offers to be improved and
               resubmitted.
               All offers will be presented to the vendor by a neutral third party.
