The property is located in Sandy Hill, Ottawa, Ontario and surrounded by University
of Ottawa properties. The general boundaries for Sandy Hill are Rideau Street
(northern), the Rideau River to the east, the Queensway to the south and the Rideau
Canal to the west. Sandy Hill is located less than 2 kilometers east of the downtown
core of Ottawa and is one of the oldest residential settlements in Ottawa. The
neighborhood contains a variety of housing styles with significant percentage
designated as being of heritage interest.

Property types in the interior of the neighborhood are generally comprised of a mix
of single family homes, multi-family rental buildings (both converted and purpose
built) and mid to high rise apartment buildings which encompass both
