     LOCATION

     The site is located in Ernesettle, a residential area approximately 6 miles northwest of the City
     Centre. The site is within 300m of the local shops, post office and pub and a 500m walk to Ernesettle
     Community School. There are bus stops at the end of Maidstone Place.

     DESCRIPTION
     The site formerly housed domestic garages and a gas governor. These have been demolished and a
     private roadway is being built which will be transferred to buyers with the plots and not be adopted
     as public highway. The final surfacing of the road will not be carried out until all the houses have
     been completed to reduce damage from construction deliveries. Improvements have been carried
     out along Maidstone Place to alleviate the current parking problems.

     * Please note that larger houses may be acceptable due to the location immediately adjacent to
     greenspace but our planning policy usually requires a minimum of 100 sqm of amenity space for a
     detached house which does not include car parking.
     All proposals will need to meet Nationally Described Space Standards. For a two storey house,
     the guide internal areas given above are sufficient for 2 double bedrooms and one single at 93sqm

     Outline planning permission has been obtained for four serviced plots. The application reference is
     17/00675/OUT and full details can be found here:

     This establishes that the principle of four houses being built on the site is acceptable but individual
     buyers will still need to apply for detailed planning permission for the house they want to build.

     If you wish you can use the Development Enquiry Service before submitting a full planning
     application. A Planning Officer will discuss your proposed design and offer advice on any changes
     necessary in order to obtain consent. All proposals must fully comply with planning policies and
     requirements.
     The prospective purchaser is responsible for obtaining any necessary permissions which may be
     required in connection with their proposed use of the premises. Should you make the highest bid
     but your proposed development is unlikely to obtain planning consent we will contact you to discuss
     this before rejecting your offer.

     SERVICES
     Services are provided at the plot boundary consisting of water, electricity and drainage.

     OFFERS
     Plymouth City Council invites offers, subject to planning, for these plots. This means you will only
     buy the site after you have obtained planning consent for your home.
     Please see the accompanying documents which explain the information you will need to include
     when making an offer for the site. Joint or group offers are acceptable and are encouraged. Should
     you require a larger plot due to the number of people who will be living in the house, or the
     requirement for an annexe to house extended family, then you may bid for two plots in order to
     combine them to build a single dwelling.
