                    FROM THE CHAIRMAN
                    Dear Residents,
                     We had a good attendance at the last annual general meeting (AGM) of the Home
                     Owners Association (HOA). A number of important concerns were raised and
                     important decisions taken. Concept minutes have been distributed and residents
                     can be assured that the elected HOA Board will continue to work in the best interest
                     of estate. Welcome and my best wishes to the newly elected Board of Directors. At
the first meeting of the HOA after the AGM, portfolios were allocated and a “ZGE Notice” will be
distributed shortly to introduce them to all.
Thank you to the majority of residents and tenants who ensure that their monthly levies, water- and
electricity accounts are paid on time and in full. There are however a small minority who default on this
forcing the introduction of remedial measures. Unfortunately these measures also have an impact on
trustworthy payers. We request your patience while minor changes are being put in place in order to
address this. As soon as this is finalized, monthly financial statements will be published in this
newsletter, as agreed upon at the last AGM. For more information contact the Estate Office.
Lastly, the HOA agreed on closer interaction with Estate residents. Besides the electronic ZGE
Newsletter, “ZGE Notices” will be distributed via email on specific important topics of common concern.
In cases where a short, abbreviated message needs to reach residents immediately, a “ZGE Alert”-
SMS system is introduced. It is intended to have all this communication also accessable on the ZGE
website. Residents are invited to share their views on any ZGE topic by making use of this LINK.

                       FROM THE ESTATE MANAGER

                                   Dear residents
  A month has passed since I started and it has been an interesting 4 weeks. I am
 concentrating on the finances, the administration and all the procedures that need
to be in place for the smooth running of the Estate’s affairs. Huge progress has been
  made and the staff and I are slowly getting the daily routines organised in a way
                                         that will benefit us all.
We get a lot of requests for assistance and help during the day and we do try to help where we can and
as fast as we can. We also get requests that are really not HOA matters and we then have to be honest
    and up front and tell the resident to attend to it themselves. Thank you for your understanding.
Well, our office hours are from 8h00 to 17h00 Monday to Thursday with Friday being a little shorter to
 15h00 only. You are welcome to phone Hester with your enquiries and she will put you through to
                             Morne and me if she can’t answer the enquiry.

SECURITY BRIEF
                       The Security Manager, Morné Lindeque reports:

                       • The Security camera system is working effectively. Certain risks are in the
                       process of being addressed.
                      • Minor incidents of theft of building material was encountered in Nelson Woods.
                      Procedures were put into place to tighten security with regards to contractors and
                      delivery vehicles. Residents are requested to ensure their premises are always
well secured and properly locked when not at home.
• The pedestrian turn-style gate at the main entrance is fully operational and working well. Residents are
requested to register their personnel correctly according to the registration procedures.
• The new visitors booking system will only be operational from 15 July 2011
as some resident registraton forms are still outstanding. Please forward the
attached completed registration form to morne@zwartkopgolfestate.co.za
• Welcome to Richard Mahlangu (right), a new security guard who started on
23 June 2011. Richard is 29 years old, resides in Olievenhoutbosch, speaks
four official languages, been in the security business since 2004 and has a
grade A security qualification.

ESTATE BIRDING: BLACK HEADED ORIOLE
The Zwartkop Golf Estate is probably one of the best bird
sanctuaries in the area. With the Hennops river running
through the estate, the huge trees, shrubs and bird
friendly gardens, it is a paradise for a large number of
bird species. It is most appropriate that the official
insignia of the Estate and the Country Club is that of a
bird – the Black Headed Oriole (Swartkopwieliewaal).
The legend goes that the original owner of where the
Estate is located today arrived in the area, noticed the
number of black headed birds and decided there and then
to name the original farm Zwartkop. Today this bird can
be seen on the flags and structures of the different
entrances to the estate as well as on photos in the

The Black Headed Oriole is a unique bird and will probably first be heard than seen. If you hear a loud
liquid drawn out screeching sound, look out for a striking yellow coloured bird with a black head. The
best place to look is in the foliage of high trees and thick bush. They feed mainly on fruits, insects,
berries and nectar, nest in a fork at the end of a branch and feed chicks with caterpillars.

 GOOD NEIGHBORLINESS – A TWO WAY STREET
Residential areas are greatly influenced by the way in which
neighbors get along. The truth in the saying “good neighbors
make for a good neighborhood” cannot be over emphasized.
It is much more pleasant to be in a good relationship with your
neighbors, than in a state of permanent conflict. The first step is
to get to know your neighbor and develop a reciprocal
arrangement of informing each other in advance of anything than
may affect each other. Keep the channels of communication open
and remind each other of anything that may have a disturbing
influence. If, for instance, you are planning a party, let your
neighbors know.

If you get to the stage where an issue becomes a dispute, try to resolve the matter informally and
amicably. A good guideline is to see things from your neighbor’s perspective and not to escalate
problems with a confrontational approach. At the end of the day you will have to live with your
neighbors next door.

                                     THE BOWLS SECTION
                                             Do you know that we have a very active Bowls club in our
                                              Estate and two of the best greens in Northern Gauteng?
                                             Only a few of the residents of our Estate are members of
                                             the Zwartkop CC Bowls Section and this means that most
                                              of us are missing out on not only available facilities but
                                                             also on a wonderful sport.
                                            The Bowls Section presently has 125 members. Except for
                                              internal club competitions and participating in the Bowls
                                             Northern Gauteng league where we are doing fairly well,
                                             there is social play every Tuesday and Thursday morning
                                            as well as Saturday afternoons. And then you might have
    noticed people, usually those who work during the day, playing and practicing after hours. Club
                                 members do not pay any green fees.
Why not try your hand at bowls? We do have the facilities and coaching takes place free of charge. Any
 one interested can contact the Bowls Section’s secretary Rika Pretorius on 083 230 2229 or present
              Section president and fellow resident Leon Croukamp on 082 804 2977.
