1st EditionINTRODUCTION
How it all began...
I came from humble beginnings, growing up in a 3 room HDB in tampines
with my family. My parents were blue collared workers, my father as a gas
delivery worker and my mother, a hawker. We were poor but happy. One of
my fondest childhood memories is squeezing with two of my siblings at the
back of the lorry filled with gas tanks for Chinese New Year visits.
What shaped me to be who I am today ...
When 18 years of age came, I was conscripted into the army like any
regular Singaporean Son. As a freshly enlisted recruit I clearly remember the
single defining moment when an officer shared with us that at some point
in our life, we will step up to the plate and take on leadership roles, and
this was only a matter of when. In that deciding moment, I knew that it
was my time, to be a leader. It was the beginning of a journey that has
never wavered, and after one year, I was commissioned as an Army Officer.
I vividly remember my first time travelling, boarding a plane during my stint
in the army when we were heading to Brunei for Overseas Training. The
feeling was extremely exhilarating and I promised to work hard and earn
my own keeps so I can travel whenever I pleased.INTRODUCTION
How I start my team building journey...
I got to know my band of brothers during my school and army days. We
started off with a humble team consisting of the 6 of us in the real estate. I
was appointed to lead as I had the best yield amongst us in that time. They
have become my pillars of RTD since. Closing techniques have always been
kept a trade secret, with little to none imparted to us. Lead Generation and
Direct Mentoring were lacking tremendously, thus we decided to go
against the grain of “Everyone For Their Own” and started team building
with a single direction: To mentor new and fellow agents, with every bit of
knowledge we humbly owned, imparting it wholeheartedly to achieve their
individual milestones. With our proven formulas and strategies, within a
span of 5 years our team grew from the 6 of us to 100 agents. After
transiting to Huttons for the next 5 years: I now have over 700 agents
under my wing whom I tirelessly groom with the same fundamentals we
began with, to groom and nurture the hidden potential in everyone.INTRODUCTION
Why am I here ..... ?
Now that RTD has over 700 agents, I asked myself how can I ensure all of
you have the same knowledge & information as I have accumulated over
these 13 years. Hence, this is the reason I decided to write this book, not
just to share with you the real estate knowledge & information, but also to
inspire you to look at property purchase & investment from different angles.
I also hope that you will have diverse perspectives on the property market,
and to help you gain and benefit from your property purchase & investment,
be it short or long term. I also ask you not to keep this book to yourselves,
but to share it with your closed ones, your family members and friends. Help
them own their first property, build their first home, and create their
successful property investment portfolio. You will discover, henceforth, that
the joy in life is to share and to give what you value most. Be THE GIVERS

This is the core fundamental which tells us to buy or to wait in a particular property market. As we all know, when the supply meets the demand, the buying price is generally reasonable from the angle of the buyers. And if there is an oversupply of property units, the purchase price drops. The opposite occurs when there is an under supply and over demand, the buying price increases. With this fundamental clearly stated, we therefore begin our study by looking at the SUPPLY & DEMAND of property units in Singapore in the next 10 - 20 years.

Here is a summary of the projected numbers in the population, rail network, &
homes needed in Singapore from 2020 - 2030, a total of 10 years. From the chart
you can see the population in Singapore is projected to increase by 12% - 18%
which is 6.5 - 6.9 million by 2030. The MRT network will increase by 260% from
100km to 360 km. The number of homes within 10 min walk from MRT station
will increase from 7 to 8 in 10 homes. The land set aside for
residential properties will be 700,000 more homes by 2030. From these
projected numbers we can see the Singapore government is determined to
increase Singapore's population, rail network, home ownership, and job
opportunities.

SINGAPORE - Projecting the population here to hit 6.3 million to 6.5 million
by 2030, a research report released by DBS on Wednesday Apr 16) forecasts
new private homes to cost between S$2,300 and S$2,900 per square foot
(psf) on average by then - sharply higher than the current price.
Published on 9 Apr 2019 in Today titled "New private homes to cost up to S
$2,900 psf on average by 2030: DBSreport". The five projections made by two
DBS property analysts on Singapore's property projections in 2030.
• Singapore's population to hit 6.3 million to 6.5 million
• Homeowners' incomes and property prices to grow at compound growth
rate of 1.5 percent to 3.2 percent
• New private homes to cost between S$2,300 and S$2,900 psf by 2030
• Demand for private property to be between 12,000 and 16,000 units per
