The Property was previously occupied by the Boundary Hotel and bowling greens. It extends to circa
1.79 acres (0.72 hectares) in total, as shown edged red on the Site Plan below, and has an existing
vehicular access to the Property from Pilch Lane to the north.
The northern section of the Property comprises the cleared site of the former hotel and associated
hardstanding, with the southern section comprising the former bowling greens.
The Property is surrounded by existing housing, as well Gresford Medical Centre, Pilch Lane Surgery
and Lloyds Pharmacy, to the north and east, with St. Margaret Mary's Catholic Church and Junior and

Development Considerations
The Property is identified within a ‘Primarily Residential Area’ identified on the Knowsley Local Plan
policies map, with Policy CS15 of the Knowsley Core Strategy stating that 10% affordable housing will
be sought on sites which have a capacity of 15 dwellings or more
A pre-application enquiry was submitted to Knowsley Council in 2020 accompanied by 3 Indicative
Layout Option Plans. These plans proposed a medical centre and 22 houses and apartments (Option
1), 37 houses and apartments (Option 2) and a 55 bedroom three storey care facility (Option 3). The
plans, and the Council’s response, are available at www.pilchlaneliverpool.co.uk.
The vendor has held discussions with the owners of the private playing fields and prepared a layout plan
showing the potential future development of the fields, with access provided through the Property. As
such, the vendor’s preference is to require the purchaser to construct an access road and services from
Pilch Lane to facilitate any future development of the private playing fields.

Method of Sale
Offers are invited by way of informal tender for the freehold interest in the Property with limited title
guarantee and subject to overage and clawback.
The vendor is seeking to at least exchange contracts by 31st March 2021, with best and final offers to be
submitted on or before 12 noon on 26th February 2021. The vendor does not undertake to accept the
