Keeping the Momentum Going Forward
                      Capital Improvement Project
                                   for
                               2019 - 2023
Following up on the successful Capital Improvement Project for 2013 - 2017, the
Thomson Country Club asks its membership to approve the Capital Improvement
Project for 2019-2023.

The 2013-2017 Project did wonderful things to improve the club and thereby
enhance the overall member experience. This has definitely resulted in our ability
to increase membership ranks across all classes and keep our dues the most
affordable of any private club in the area.

It’s easy to forget where we have been and what has been accomplished. Here is
a review of the successful 2013-2017 Capital Improvement Project:

    The Board began with a pledge to keep the membership informed as to the
     status of the project and money that had been spent. It faithfully did this
     throughout.
    Removed over 500 trees promoting growth around tees and greens and
     opening fairways.
    Tee resurfacing and reconstruction.
        o Resurfaced Ladies tees on 1, 3, 4, 9, and 10.
        o Resurfaced all tees on 5, 6, 7, 8, 9, 11, 13, 14, 16, and 18.
        o Rebuilt and enlarged tees on 4, 12, 15, and 17.
    Cart path repair or replacement on 1, 5, 9, 11, 12, 16, and 18.
    Other
        o Bunker sand & edging.
        o Six green covers. All greens can now be covered in the winter.
        o Irrigation upgrades.
        o Drainage on 5.
o New practice area.
         o Tree work around pro shop.

While not part of the 2013-2017 Capital Improvement Project, the creation of the
Thomson Grill Room was accomplished in the same period and by the same
means; membership voting approval. Its successful completion was accomplished
with the same discipline and accountability to the membership. The 2013-2017
Capital Improvement Project and the Thomson Grill Room Project are the most
conspicuous elements in the rebirth of the Thomson Country Club and we have
our members to thank for approving it.

Now, the Thomson Board of Directors asks that we keep the momentum going
with your approval of the “Thomson Country Club Capital Improvement Project
for 2019-2023” which is described below.

          Thomson Country Club Capital Improvement Project
                                for
                            2019-2023
The Capital Committee of Thomson Country Club has spent the last two months
putting together a plan of course improvements and projects to be performed
over the next five years. The Committee narrowed down an initial list of over 120
recommendations to the plan that follows which comprises the next five year
period. Considerations for the items were arrived at by looking at need, cost,
playability for each level of player, and timing of funds and chance of success.
I would like to thank the members of the Capital Committee for their time and
effort as well as the representation they provided for each of their groups.

The members of the Committee are:

The recommended Capital Plan is as follows:
Year 2019

Hole 5 -- Cut back or remove trees on the left side of fairway to allow grass to
grow and enable removal of rocks and roots; upgrade irrigation; extend/repair
cart path; loam, seed, and sod.

Hole 5 -- Remove trees and roots on the right side of the fairway/rough and build
a small incline before the hazard to enable faster play and better lies; upgrade
irrigation, loam, seed, and sod the affected area.

Hole 6 -- Prune or remove trees to the right side of the fairway and behind the
green; add irrigation; loam, seed, and sod affected areas.

Hole 14 -- Remove or prune trees down the left side to aid in grass growth.

Hole 2 -- Remove some of the trees down the right side beyond the rock and pull
tree roots and trim some of the trees on the right side of the fairway near the net
so they don’t overhang blocking shots in play.

Hole 4 -- Build a forward tee to allow easier play.
Hole 8 -- Repair irrigation wiring, add controller and adding additional irrigation.

Year 2020

Hole 11 -- Repave the cart path near the tees.

Hole 13 -- Resurface all tees.

Hole 15 -- Raise and repair wet areas in front of and left of green.

Hole 16 -- Build a forward tee.

Hole 16 -- Prune or remove trees on the left side to promote grass growth.

Year 2021

Hole 18 -- Rebuild entire tee complex; perhaps more smaller teeing areas.

Hole All -- Funding to upgrade some of the irrigation.

Hole 14 -- Replace and extend the cart path.

Hole All -- Add honeycomb retainers to the end and beginning of cart paths.

Hole All -- Re-stake the out of bounds markers and hazard markers and add more
if necessary.

Hole 3 -- Clean up the hill to the right side of and behind the green to clean out
rocks and roots to make it safer to walk.

Hole 9 -- Strip and add drainage to wet area in middle of the fairway.

Year 2022

Hole 12 -- Remove fairway bunker.
Hole 16 -- Raise some of the wet areas and better drainage.

Hole 18 -- Replace cart paths at both ends.

Practice -- Build new practice putting green behind 18th hole.

Year 2023

Practice -- Refit current practice green as a chipping and short game area with a
bunker.

Hole 1 -- Prune/cut back/remove trees near the tees.

Hole 3 -- Trim or remove trees on the right of the cart path.

Hole 3 -- Trees to the right of the green need to be trimmed back or removed to
allow grass to grow.

Hole 3-- Remove and replace old drain to move water more effectively.

The total cost of the Capital Improvement Plan over five years is projected to be
$400,000. Each membership will be charged $240 additional for each of the next
five years from 2019 through 2023.

Registration and look for an email for directions.

Casting your ballot:

Once logged in, look for Capital Improvement Vote at the top of the Members
area. Click that. You will be brought to an online ballot.

The Capital Improvement Plan is available online for your review.
Click that to read it. Please consider your vote carefully.

You will receive an email confirmation of your vote.

The TCC Board of Directors and the Capital Committee of Thomson Country Club
urge you to vote “Yes”.
