Happy New Year! We wish you a healthy and prosperous

Delhi Pike Mixed-Use Project Update
Delhi Township is hard at work moving our mixed-use
project forward on Delhi Pike and continually working
with all property owners, business owners and
potential projects in the Township. Trustee Cheryl
Sieve is pleased to see the progress that is being made:
“Your Board of Trustees and Fiscal Officer are
supportive and encouraged to see the development
activity in Delhi. These efforts are led by our
Community Development Department, Administrator,
and each and every department who can have a hand
in the process.”

As you are aware, in 2019 the Township bought the 14
acres on Delhi Pike that was left unoccupied when
Remke Market closed its doors in late 2018. In 2015, a
land use planning survey for the Pike noted that this site could reinvigorate the area if certain uses for the site
were encouraged. These uses included multi family housing (apartments), family-friendly entertainment, and
public green space or a “town square” for the Pike. Trustee Mike Davis insisted, “What we do on this site is
intended to set the tone for Delhi Pike. I continue to see energy around the project and I’m excited for the future
of Delhi.” Trustee Rose Stertz is also optimistic about the impact of this project, stating "Having control of this
particular site would put the future direction of the Pike in our hands and not in those of a developer."

The Township has already completed some strategic planning for the Pike and this property, enabling us to move
quickly on conceptualizing specific plans for the property. In order to incorporate our community needs, there
were several engagement meetings to discuss the project. “A lot of great input has been assimilated into the
design work,” said Trustee Davis. Summarization of these meetings can be found online at www.delhi.oh.us.

The site plan currently includes a fitness center with competitive 8-lane pool and warm water therapy pool, a
medical office, Township offices, four pre-K classrooms, and a cultural arts center with rentable rooms for
continued education, meetings, and gatherings. The apartment operator is considering 225 units with a mix of
studio, one-bedroom, and two-bedroom units. Anchoring the site is our plaza area including a stage, open space
                                                        for activities, a refreshment porch, and several spots for
                                                        food trucks to park during special events and during the
                                                        workweek.

                                                           Groundbreaking is scheduled for late spring of this year
                                                           with an 18-to-20-month construction period. “The
                                                           Township has gone through the required process to
                                                           consider and interview construction management firms.
                                                           We’ve selected Turner Construction to be our partner on
                                                           the project and are integrating them into the planning
                                                           at this time,” stated Trustee Sieve. “This is a very
                                                           exciting time for Delhi Township and we cannot wait to
                                                           see this project start to come out of the ground.”
