LET’S TALK

               In recent years, Asia has been the growth engine of
               the global economy. While uncertainty continues
               to weigh on the global environment, Asian
               economies are expected to remain resilient and
               deliver strong growth.

               Leading the region’s growth is China — the world’s largest

               burgeoning consumer market is almost ubiquitous for global
               companies across all sectors. For almost two decades, China has

               been the top draw for Singapore investments and forms a major
               overseas market for Singapore enterprises. CDL is no exception.

               Since we entered the China market some seven years ago,
               this overseas market has been integral to our diversification

               strategy. Today, most of CDL’s land bank is overseas — with
               China accounting for 40% of our proposed gross floor area
               (GFA).

   ECONOMY     Realising Value

               In 2010, through our wholly-owned subsidiary, CDL China Limited, we
               began our strategic foray into the world’s most populous economy,
               with a specific focus on upper tier cities which are more resilient to
               changing economic conditions.

               During this time, we acquired three prime development sites as well
               as a completed residential project and a commercial project. Totalling
               over 530,000 square metres of GFA, the sites are located in Shanghai,
               Suzhou and Chongqing.

               Our maiden acquisition was a heritage site atop the historic Eling Hill in
               the Yuzhong District of Chongqing in 2010, which was swiftly followed
               by a prime mixed-use development site beside Jinji Lake in Suzhou in
               2011 and another prime riverfront site in Chongqing in 2012. After
               taking some time to focus on the development of these three sites,
               we resumed the acquisition trail in 2014 and purchased a completed
               luxury villa project in Shanghai in 2014. Earlier this year, we acquired
               our first commercial project within the Hongqiao Central Business
               District, one of Shanghai’s fastest growing business areas.

To meet changing consumer preferences amidst an increasingly
competitive landscape, CDL has embarked on a strategic initiative to
unlock value within its asset portfolio.

Properties with untapped potential will be revitalised through asset
enhancement initiatives (AEI).

CDL’s wholly-owned 97-unit Le Grove Serviced Apartments,
located at Orange Grove Road off Orchard Road, is the first to
embark on AEI works. With the property being more than 20
years old, it was closed last december for a $30 million major
revamp and will be converted into a 173-unit development.

In addition to the interiors, upgrading works will also be carried out at
the common areas, building facade exterior landscape and swimming
pool. This aims to enhance the potential of this asset and the new
features in the revamped serviced residences will better cater to
changing consumer needs. The works are expected to be completed
by the second quarter of 2018.

During the lull period in the office market cycle, CDL will also reposition
some of its office properties, such as Republic Plaza — its prime Grade

                                                                                                  One of the highlights of the Assisi Fun Day this year was

                                                                                                  Mr Sherman Kwek ferried Sister Florence Wong, from
                                                                                                  Franciscan Missionaries of the Divine Motherhood, and Ms
                                                                                                  Gracelyn Ng, five-year-old granddaughter of a patient at the
                                                                                                  Hospice, to much cheer from the crowd. Donations poured in
                                                                                                  and the segment alone raised over S$76,000 for the Hospice.

                                                                             beneficiaries living in one-room rental flats, and a befriending programme, CDL’s
                                                                             Befriendees, through which the CSC volunteers spread warmth to the elderly by
                                                                             organising celebratory outings and luncheons.

                                                                             This year’s CDL’s Befriendees’ annual luncheon was held at M Hotel Singapore on
                                                                             3 June 2017, and was organised for the elderly from Indus Road, Chai Chee Road
                                                                             and Jalan Kukoh that CSC volunteers have befriended.

                                                                             About 20 CDL staff volunteers together with CSC advisors, served lunch to the elderly
                                                                             and performed evergreen songs which many of the elderly could sing along to. Other
                                                                             than an exciting Bingo game, there was also a special segment for Mdm Lee Ah Hoong,
                                                                             an elderly resident from Jalan Kukoh who celebrated her 90th birthday on that day.

On 30 June, CDL participated in the SAF Day
Combined Rededication Ceremony (CRC),
hosted by Singapore Chinese Chamber of
Commerce & Industry (SCCCI).

Held annually since 1 July 1988, the CRC gives employers an
opportunity to pledge support for Total Defence. The CRC also
serves to heighten awareness and remind all employees to give
their fullest support and commitment to National Defence.
