center in El Paso, Texas. Originally constructed in 1962, the buildings are situated on approximately 18.7 acres. The
property totals 180,027 square feet of leasable area and consists of Fox Plaza Shopping Center, Mercado Mall, Fox
Shops, Plaza Shops, and Mercado - Fox Plaza (weekly Flea Market).
Approximately 164,918 square feet of the center consists of a multi-tenant portion (Fox Plaza Shopping Center)
anchored by Fallas Parades, DD’s Discounts, and Melrose. Other major tenants include Family Dollar, Candy’s Party
Supplies, Davita Dialysis, Rent-A-Center, Audio Express, Big Boy Restaurant, and Dr. Gabriel Meraz, DDS. The
tenants are a mix of triple net and gross leases with staggered expiration dates. Additional income is also derived
from an ATM machine and several kiosks.
Mercado Mall offers over 50 shops that have a variety of items for purchase, including tools, jewelry, CD’s, apparel,

month-to-month.
Plaza Shops are an inside mini-mall located near Rent-A-Center. With 30 specialty shops to choose from,
shoppers will find a variety of quality merchandise such as cellphone accessories, children’s furniture, clothing,
photography, sports apparel, and much more. Tenants and rents vary from month-to-month.
Fox Plaza Shopping Center is also home to the largest and greatest Sunday Flea Market in Great Southwest Texas
and all of New Mexico. Held on more than four acres, this giant Flea Market (Mercado-Fox Plaza) offers a large
variety of merchandise ranging from clothing, home décor, tools, toys, great food, special events and more. With
300 vendors and over 15,000 shoppers, the Mercado is a family oriented event providing entertainment, shopping,
and food. The Mercado site is paved with clearly marked spaces and has permanent bathroom facilities. This El
Paso tradition is held every Sunday from 8:00 am to 4:00 pm.

LOCATION OVERVIEW
The subject property is located at the signalized hard corner of Alameda Avenue and El Paisano Drive (U.S. Highway 62) with multiple ingress and egress points. Cumulative traffic counts
are over 35,000 vehicles per day. Interstate 10 is approximately two miles north of the property and is heavily trafficked with 211,000 vehicles per day. Pad sites include Burger King, Jack in
the Box, and Starbucks (not a part of the offering). Additional national and regional tenants in the surrounding area include Food City Supermarkets, Food King, Dollar Tree, 7-Eleven, Metro
PCS, McDonald’s, O’Reilly Auto Parts, Family Dollar, and Subway. Texas Tech Health Science Center, University Medical Center of El Paso, El Paso Children’s Hospital, and the El Paso Zoo
are also within two miles. The densely populated region has 192,400 residents within five miles of the property.
The city of El Paso is the county seat of El Paso County, situated in the far western corner of the state of Texas. El Paso stands on the Rio Grande river across the border from Ciudad Juárez,
Chihuahua, Mexico. The two cities, along with Las Cruces (in the neighboring state of New Mexico), form a combined international metropolitan area. The region of over 2.7 million people
constitutes the largest bilingual, binational work force in the western hemisphere.
El Paso has a strong federal and military presence. William Beaumont Army Medical Center, Biggs Army Airfield, and Fort Bliss call the city home. Fort Bliss is one of the largest military
complexes of the United States Army and the largest training area in the United States. Also headquartered in El Paso are the DEA domestic field division 7, El Paso Intelligence Center, Joint

26INFORMATION ABOUT BROKERAGE SERVICES
Texas law requires all real estate license holders to give the following information about brokerage services to prospective buyers, tenants, sellers and landlords. 11-2-2015
TYPES OF REAL ESTATE LICENSE HOLDERS:
• A BROKER is responsible for all brokerage activities, including acts performed by sales agents sponsored by the broker.
• A SALES AGENT must be sponsored by a broker and works with clients on behalf of the broker.
A BROKER’S MINIMUM DUTIES REQUIRED BY LAW (A client is the person or party that the broker represents):
• Put the interests of the client above all others, including the broker’s own interests;
• Inform the client of any material information about the property or transaction received by the broker;
• Answer the client’s questions and present any offer to or counter-offer from the client; and
• Treat all parties to a real estate transaction honestly and fairly.
A LICENSE HOLDER CAN REPRESENT A PARTY IN A REAL ESTATE TRANSACTION:
AS AGENT FOR OWNER (SELLER/LANDLORD): The broker becomes the property owner's agent through an agreement with the owner, usually in a written listing to sell or property
management agreement. An owner's agent must perform the broker’s minimum duties above and must inform the owner of any material information about the property or transaction known
by the agent, including information disclosed to the agent or subagent by the buyer or buyer’s agent.
AS AGENT FOR BUYER/TENANT: The broker becomes the buyer/tenant's agent by agreeing to represent the buyer, usually through a written representation agreement. A buyer's agent
must perform the broker’s minimum duties above and must inform the buyer of any material information about the property or transaction known by the agent, including information disclosed
to the agent by the seller or seller’s agent.
AS AGENT FOR BOTH - INTERMEDIARY: To act as an intermediary between the parties the broker must first obtain the written agreement of each party to the transaction. The written
agreement must state who will pay the broker and, in conspicuous bold or underlined print, set forth the broker's obligations as an intermediary. A broker who acts as an intermediary:
• Must treat all parties to the transaction impartially and fairly;
• May, with the parties' written consent, appoint a different license holder associated with the broker to each party (owner and buyer) to communicate with, provide opinions and advice to,
and carry out the instructions of each party to the transaction.
• Must not, unless specifically authorized in writing to do so by the party, disclose:
that the owner will accept a price less than the written asking price;
that the buyer/tenant will pay a price greater than the price submitted in a written offer; and
any confidential information or any other information that a party specifically instructs the broker in writing not to disclose, unless required to do so by law.
