The House
Woolley Green House has ‘the best of both worlds’ in
several ways: it’s a traditional Grade II listed Georgian home
with a generous, contemporary extension; it is private and
enclosed within a walled garden, whilst being surrounded
by countryside and far reaching views, yet it is within a short
drive from a thriving town centre.
Built in 1788, Woolley Green House is adjacent to the
‘Green’, its elegant Georgian facade framed by trees and
hedges and its original front door with Wisteria. At one side,
a private road leads to this home’s entrance: a door into an
inner paved courtyard, with a water rill, and then a door into
the house itself.
Inside, the hallway is light and bright, with large, white
porcelain floor tiles (with underfloor heating) that flow
through to the modern extension (built in 2012) – a luxe
kitchen/dining/living room with exposed stone walls on one
side and glass sliding doors on the other that open onto an
outside terrace. Kitchen units are slick (no handles) and the
worktops are grey Labradorite; there’s a Aga and two ovens
and the kitchen space continues through a doorway where
there’s an additional kitchen area with sink and dishwasher.
From here, there’s also direct access into the generous
double garage. In the centre of the dining space, there’s a
ceiling-hung floating fireplace and space for both seating
and dining.
Back through the hall and into the Georgian part of the
house, the rooms have a more traditional feel. There’s
a cosy drawing/dining room with a fireplace and built-in
bookshelves; an office and a utility, both with double-aspect
windows; and a WC and storage area.
Most of the first floor decor is in a neutral colour palette:
the principal bedroom suite includes a spacious dressing
room, there’s a second bedroom, a dressing room and a
family bathroom. The second floor is home to two more
bedrooms, one with ensuite shower room.

Situation
Woolley Green hamlet sits just north east of Bradford-on-
Avon in Wiltshire, close to the Somerset and Cotswolds
borders. Bradford is steeped in history, its growth due to a
thriving wool industry and the River Avon that flows through
it. Today, the town is home to numerous independent
shops, restaurants and pubs and is a popular tourist
destination.
The city of Bath is a short train ride or an easy drive
while the surrounding countryside and villages are easily
accessible walking or cycling via the area’s many footpaths
and bridleways as well as along the Kennet and Avon Canal.
Woolley Green is best known for its luxury hotel and spa,
Woolley Grange.

Gardens and Grounds
As with the house, old and new blend in the grounds, its
gardens and outbuildings. The impressive double garage
has a mezzanine level and is accessed via the private road
at the side of the plot.
There’s a newly built, air conditioned Pod Space Ltd studio/
gym in one corner of the garden, and a traditional shed
tucked away in another. The west-facing garden is lawned
with multiple flowerbeds packed with shrubs, trees and
flowers. A latticed wooden trellis with espaliered fruit trees
separates one side of the garden from the other. Through a
rose arbour in the centre of one garden wall there’s another
generous garden space with Photinia and Hydrangeas
along the boundary wall. The terrace runs the length of the
kitchen glass doors and is edged by a low stone wall. Along
the side of the house there’s Virginia Creeper and, at the
front, Wisteria, Lavender and shaped Box hedging along a
stone wall with a gate onto the green.

Directions (BA15 1TZ)
Head west on Queen Square/A4 driving around the square
and turning left onto Gay St/A4 and following the road right
onto George St/A4. Continue on A4 for 1.6 miles to large
roundabout, take 3rd exit to Chippenham/Bradford-on-
Avon/A363. Continue for 4.2 miles. Turn left at B3105 and
in 1 mile, Woolley Green is on your left. There are several
parking spaces next to the green.
