How To Get Started:
     1.    I will confer with you regarding when you want to place your
           property on the market.
     2.    We will establish a sales price based upon:
           * Research of comparable properties
           * Consideration of current local market conditions
           * Your reasons for selling and your need to have a check in your
              hand by a specific date.
     3.    I will help you estimate your probable net proceeds.
     4.    I will explain our technical “Agency” relationship.
     5.    I will advise you and make suggestions on what you can do that might
           make your property more salable which includes feedback
           from other agents and buyers once the property is available.
     6.    I will review necessary paperwork with you.

Marketing Your Property:
     7.    I will order a “FOR SALE” sign to be place prominently on the property.
     8.    I will put a “LOCKBOX” on your property to facilitate the showing
           process.
     9.    I will immediately (within minutes if you choose this option) submit
           your property to the Multiple Listing Service.
     10.   I will prepare customized, “urgency creating” remarks to maximize the
           appeal to cooperating agents.
     11.   I will submit copies of a “Property Brochure” specifically prepared for your
           property to our office sales team and to other Realtor® offices.
     12.   I will arrange “Open House” of your property for my office staff
           and other Realtors®.

           property for cooperating agents and potential buyers.
     14.   I will promote your property at appropriate Association of Realtors® for

     17.   I will advertise your property as part of our regular office schedule.
     18.   I will enlist the help of my own network of clients and colleagues by
           mailing them a special brochure describing your property and asking if
           they know of possible buyers.
     19.   I will check with our relocation department for possible buyers
           transferring to this area.

Negotiating the Contract:
     20.   I will ask questions at the presentation to determine buyer’s sincerity
           and, most importantly, financial ability. (Remember, if they can’t qualify for
           financing, they can’t buy your property unless you finance them!)
     21.   Before you sign, we will review the contract and your obligations.
     22.   I will explain how contingencies and release clauses work.
     23.   I will protect you from signing a “blank check” for problems or repairs.
     24.   I will make sure you do not sell your home to more than one buyer.
     25.   I will explain your legal disclosure requirements and I will review the
           “Real Estate Transfer Disclosure Statement” (required by State Law!)
           again with you.
     26.   I will explain the ramifications of pest control inspection/reports and
           general structural inspections/reports.
     27.   I will explain the “Liquidated Damages” clause and give you an opportunity
           to use a “Arbitration” clause if you so desire.
     28.   I will explain your responsibilities regarding the condition of the property.
     29.   I will estimate your net proceeds based on a specific offer.
     30.   I will help you handle the issure of “possession”.

Make Your Property Shine!
        You can help your property sell faster and at a better
           price by preparing your property for showing.

• Welcome your prospects. Your front door should be clean and shining. A fresh
  coat of paint or varnish may be just what it needs.
• Don’t let faded walls and woodwork reduce the appeal. Fresh paint, possibly
  wallpaper, can pay dividends.
• Make a good first impression. Have lawns and landscaping trimmed and neat.
• Let the sunshine in. Open drapes and curtains to show how cheerful it can be.
  Clean windows, turn on lights to make it feel warm and inviting every time.
• Make kitchen and baths sparkle. Fix leaky faucets, damaged/discolored
  caulking around tubs or showers. Keep counters uncluttered/spacious feeling.
• Spotless carpets/rugs and clean curtains/drapes show careful maintenance. The
  property that is in “move-in” condition is the most desirable.
• Little things mean a lot. Make sure your doors don’t stick or have loose knobs.
  Do the same for windows and cabinets. Fix all those minor flaws that will
  detract from your property’s value. People do notice them!
• Show off closets and storage areas. Make them look bigger by having them
  neat and well organized and remove unnecessary articles.
• Make the rooms appear spacious. Remove excess furniture to create a good
  traffic pattern and show off floor plan to best advantage.
• Keep all pets out of the way-- preferably out of the house.

Questions Sellers Ask.
1.    Is it okay to call my agent at home?
      With Hal, absolutely! Call anytime.
2.    What should I do if agents and buyers viewing the property start asking me
      questions about the property?
      Refer them to Hal.
3.    Should we be home when the property is being shown?
      It is always best for agent and buyer to be alone. If you happen to
      be at home let them view the property by themselves and come find
      you if they have questions.
4.    Do fresh flowers and music make a difference when a property is being shown?
      Yes, but cleanliness and neatness is most important.
5.    Must I have open houses?
      Not regularly. Once for agents to view and one other time.
6.    Are prospective buyers favorably influenced by a house that really looks “lived in?”
      In other words, should I display-or hide- evidence of family members’ careers,
      hobbies, etc.?

      A little goes a long way. Homey feeling is good, but watch out for
      “clutter”.
7.    What are the most important things a buyer looks for?
      Things that match their interests. And cleanliness of baths, kitchens.
8.    What if I get sick when there is an open house or brokers’ tour scheduled?
      We reschedule.
9.    What happens during the escrow period?
      I handle the details and I will give detailed outline at that time.
10.   At what point does the buyer lose the deposit if he/she withdraws from the sale.

      There are many options which will be handled to your benefit
      during negotiations.
11.   How do I handle changing utilities, insurance.
      I will give you advance notice as to contacting appropriate agencies.
