                                                                                                    Kilgariff Estate is located only 5 minutes south of The Gap and less than 10 minutes
              house and land packages                                                               to the Alice Springs town centre. Following the successful delivery of Kilgariff Estate
                                                                                                    Stage 1, LDC is looking forward to delivering Stage 2.

                                                                                                    Key development objectives for Stage 2 includes:
                                                                                                    • A mix of housing options for the local community,
                                                                                                    including Lifestyle Lots (under 600m²), Traditional Lots
                                                                                                    (greater than 760m²) and Multi Dwelling Lots (MD);

              (see Appendix 2). LDC has two home concepts prepared by local architect Susan

1.2 | the house and lifestyle packages

              to demonstrate efficient and functional use of space, climatically appropriate house

              enclosed living area of approximately 125 m², for a 3 bedroom, 2 bathroom home.

newest        Each of the SDA concepts (Concept A and B) has two optional upgrade packages. The
              upgrade packages have been prepared to provide choice to home buyers and aims to
              inform them of additional design features.

              The two upgrade packages are:

                        Designer package – an increased ceiling height of 2700mm (from 2400mm) to allow for installation
                1       of ceiling fans and improved feeling of spaciousness. This package to house concept A also includes
                        high-light windows at the top of the raked ceiling.

                        Eco package – improved wall and glazing insulation properties along with the inclusion of solar,
                2       energy efficient lighting and energy/water efficient fixtures. An energy saving and star rating analysis
                        is available for download from the Kilgariff Estate Builders EOI webpage.

              Feedback from builders received in late 2020 indicates the local industry has the
              capacity to achieve, if not exceed, the expected benefits of the Lifestyle Lot house
              designs. To assist local builders to demonstrate this outcome, LDC is providing:

                         Information to allow pricing estimates (within reasonable accuracy) of the SDA’s concept designs,
                1        and packages (“designer” and “eco”);

               2         A minimum design criteria for builders to assess their house concepts against the SDA designs.

                         Environmental assessment of the SDA concepts and upgrade packages to inform and assist
               3         purchasers to qualify the benefits.

7 | other matters

                                                                                                                7.1 | Lifestyle Lot Constraints – Driveway Access & Services
                                                                                                                A driveway access plan detailing the position of driveways for each lot is available to download
                                                                                                                via the EOI webpage. House designs must take this into account, along with the fixed street
                                                                                                                services on these lots. Builders are encouraged to have designs that suit more than one
                                                                                                                driveway location, i.e. North side and South side of the lot.

                                                                                                                7.3    Legal
                                                                                                                This EOI is not an offer, and the submission of an EOI by a Builder will not result in a contract
                                                                                                                between the Builder and LDC or a guaranteed contract between the Builder and a prospective
                                                                                                                buyer.

                                                                                                                Following the EOI process, LDC may enter into a land sale contract direct with prospective buyers

              LDC makes no representations regarding the accuracy, suitability or completeness of the
              information and documents provided by LDC. Each Builder must make its own assessment of
              such information and about any further information or documents required by it, in relation to
              the development at Kilgariff Estate.

              By submitting an EOI, a Builder warrants that it understands and accepts that:
