The Development Services Bulletin is issued every week. It contains details and

                     finish of the works have been submitted to and

agreed in writing by the planning authority.

                          3.      Before any development commences on site, a
                          noise assessment shall have been submitted to
                          demonstrate that the noise emissions from any
                          mechanical ventilation or refrigeration equipment,
                          including the units to be mounted on the external wall
                          of the shop, would not be likely to cause nuisance to
                          neighbours. The assessment shall be prepared by a
                          suitably qualified person, and it shall consider and
                          address the potential nuisance from the transmission
                          of noise from new mechanical equipment on
                          neighbours. Where appropriate, it shall include a
                          specification for any mitigation measures required to
                          attenuate noise.

                          Thereafter, the development shall be implemented in
                          accordance with the approved details and
                          recommendation in the assessment and the
                          equipment maintained

                          4.     During the construction period, no machinery
                          shall be operated or deliveries received at the site
                          outwith 0800-1800 Monday to Friday, 0800-1400
                          Saturday and at no time on Sundays, unless
                          otherwise agreed in advance by the planning
                          authority.

shall be implemented in accordance with such
approved details. These shall include:

a) External wall cladding.
b) External roof cladding.
c) Window and door design, material and finish.
d) All hard surface finishes, including shared and
private driveways and visitor parking
e) All forms of boundary enclosure.

Thereafter, the development shall be implemented in
accordance with such approved details.

2.     Before any works commence on site, details of
arrangements for the provision of a public art
incorporated into the development or provision of a
commuted sum contribution towards the provision of
public art in the vicinity of the site, in accordance with
Supplementary         Guidance         SG1       of    the
Clackmannanshire          Local     Development      Plan,
adopted2 015, shall have been submitted to and
approved in writing by the Council as Planning
Authority.

Thereafter, the development shall be implemented in
accordance with such approved details.

3.     The proposed ground and finished floor levels
shall accord with the stamped approved Site Plan
unless otherwise approved in writing by the Council
as Planning Authority.

4.     Site access and parking provision shall comply
with the following requirements unless otherwise
approved in writing by the Council as Planning
Authority:

a)      Visibility splays of 2m by 45m in both
directions at the proposed private driveway accesses
off Ochil Road, insofar as lie within the applicant's
control, and involving reduction in the height of the
roadside wall along the site/s Ochil Road frontage.
b)      The proposed private accesses onto Ochil
Road in the form of extended footway crossings
finished in block paving.
c)      Formation of a 2m wide adoptable footway
along the site's Ochil Road frontage as shown on the
stamped approved Site Plan, with dropped kerbs at
either end, and also corresponding dropped kerbs on
the opposite side of Ochil Road.
d)      The formation of two visitor parking bays within
the site boundary.
e)      Details of proposals in respect of the existing

concrete slab bridge linking the site to Brook Street.

The development shall be implemented in accordance
with such approved details.

5.     Before any works commence on site, details of
a SUDs scheme for the discharge of surface water to
the water environment, in accordance with the SUDs
(Sustainable Urban Drainage Systems) Manual
(C697) published by CIRIA shall have been submitted
to and approved in writing by the Council. Once
approved, the development shall be completed in
accordance with such approved details.

6.      Before any works commence on site, and
following submission of the Site Investigation Report
by CRA (dated 6th May 2021), the buildings hereby
permitted shall not be occupied until:

a)     any remediation works approved as part of the
remediation strategy have been carried out in full and
in compliance with the approved strategy. If during the
remediation or development work new areas of
contamination are encountered, which have not been
previously     identified,  then     the     additional
contamination should be fully assessed in accordance
with part 1 (b, c) above of this condition and an
adequate remediation scheme shall be submitted to
and approved in writing by the Council as Planning
Authority and fully implemented thereafter;

b)    a verification report, produced on completion of
the remediation work, has been submitted to and
approved in writing by the Local Planning Authority.
Such report shall include:

i) details of the remediation works carried out and
ii) results of verification sampling, testing and
monitoring and
iii) all waste management documentation showing the
classification of waste, its treatment, movement and
disposal in order to demonstrate compliance with the
approved remediation strategy.

If during the development work, areas of
contamination are encountered, then the applicant
shall immediately notify the Local Planning Authority.
The nature and extent of any contamination found
shall be fully assessed by way of a site investigation
and an adequate site investigation report and
remediation strategy shall be submitted to and
approved by Council as Planning Authority in writing.
Any remediation work agreed shall be fully
implemented and a remediation verification report
submitted to and approved in writing by the Council

as Planning Authority.

                          7.     Before any works commence on site a
                          condition survey in respect of the burnside wall
                          forming the western edge of the site shall have been
                          carried out by a suitably qualified structural engineer
                          shall be submitted for the written approval of the
                          Council as Planning Authority.         Thereafter any
                          remedial works in respect of the wall identified by the
                          report shall be completed prior to first occupation of
                          any of the approved houses on the site.

                          8.      Before any works commence on site, details of
                          a range of bird and bat boxes within trees and on
                          buildings/walls within the site shall have been
                          submitted to and approved in writing by the Council
                          as Planning Authority.    Thereafter, these shall be
                          installed prior to first occupation of any of the
                          approved houses on the site.
