"Wonderful," "heavenly," and "great twist on the cinnamon roll," were all phrases
our editors used to describe these sweet treats loaded with great apple flavor.
Mix it up:
CARAMEL-PECAN APPLE-CINNAMON ROLLS: Prepare as
directed through Step 4. For caramel mixture, in a small saucepan
combine 2/3 cup packed brown sugar, 1/4 cup butter, and 2
tablespoons light-color corn syrup. Cook and stir over medium
heat until brown sugar is dissolved. Pour into the prepared baking
pan, spreading evenly. Sprinkle with 2/3 cup toasted chopped
pecans. Continue as directed in Step 5, arranging rolls on top of
caramel mixture. After baking, invert rolls onto a serving platter.
Omit Vanilla Frosting.

Prepare as directed through Step 5, except do not let rise after
arranging in pan. Cover loosely with oiled waxed paper, then
with plastic wrap. Chill for 2 to 24 hours. Before baking, let
chilled rolls stand, covered, at room temperature for 30 minutes.
Uncover and bake as directed. Or prepare, bake, and cool rolls as
directed. Do not frost. Wrap in plastic wrap, then overwrap in foil.
Freeze for up to 2 months. To serve, thaw at room temperature.
Spread or drizzle with Vanilla Frosting.
Apple-Cinnamon Rolls Prep: 50 mins | Rise: 2 hrs | Stand: 10 mins | Cool: 5 mins | Servings: 12 rolls
INGREDIENTS DIRECTIONS
4 ½ – 5 cups all-purpose flour STEP 1
In a large mixing bowl combine 2 1/4 cups of the flour and the yeast; set aside. In a small

SHOULD YOU MOVE TO THE
mountains?
So you moved to Idaho and planted
yourself in the Treasure Valley. I
am sure you’ve heard there is some
serious wilderness to explore. Or
maybe you are an Idaho native who
has been calling our mountains your
playground since childhood. The
question is would you ever consider
owning a piece of Idaho wilderness?
Mark Twain said, “Buy land, they are
not making it anymore.” A simple
and very true statement. What most
people don’t realize is there is a lot of
land available. Some properties are a
few hours drive to mountain towns,
some are seriously off the grid, and
some properties can be reached in
less than 30 minutes.
There are quite a few people who
work in the valley that reside just
outside of city limits. Endless dirt
roads and heavily forested terrain
giving you a true mountain feel and
yet you could be quite close to the
city.
Whether it is a dream for retirement
or one for family get-togethers,
Summer vacations, and holidays.
There is a property just waiting for
you to claim it. So where do you
start this new adventure?

2. FIND YOUR LENDER. Depending on how much you want to invest into your
mountain property can determine what kind of loan you need. It will depend on what it is you
intend to do with the land. If it is recreational and you want to set up camp, a simple secured
loan from a credit union may be all you need. If you are looking to build a home your loan is
going to have more of a process. A loan will be needed to secure the land, then a builder’s
loan, and after that you will transition to a mortgage.
3. CHOOSE YOUR REALTOR. You need someone who not only knows the area,
but also knows where you can enjoy your favorite outdoor activities . For example, if you plan
on fishing, you may want a place close to a river. If you would like to snowmobile or off road
on an ATV, land that is bordering State land would be ideal.
4. CONSIDER IF YOU INTEND TO BUILD OR SIMPLY ENJOY RAW
LAND. If you are purchasing land for recreational use, finding a property that does not have
an HOA or CC&R’s is more ideal, but also your Realtor needs to see how close neighboring
cabins and structures are to where you intend to set up camp. Your Realtor should help
you pick out a property that gives you the privacy to set up camp, hike and explore without
worrying about disturbing neighbors. If you are looking to build that is another story. In most
mountain communities HOA’s and CC&R’s are in effect. When building this is a good thing.
Mostly because road maintenance is usually included. Having dirt roads maintained year
round gives you year round access. You can spend your Summer weekends on the mountain
and celebrate Winter holidays up there too. Some subdivisions require you to put in your own
well and some have community water. Most all lots will have to have a septic installed.
5. ONE MORE KEY FUNCTION OF YOUR REALTOR, is not just find a
lot for sale, but creating one. While there are all kinds of lots, such as building lots, recreation
lots, and lots of all sizes, finding the right lot can be tricky. A Realtor who knows these areas
also knows that there are a number of lots that are being sold by owner with little to no
marketing. In addition, there are many owners who have attempted to sell their properties at
one time or another and have allowed them to expire.
6. MAKE AN OFFER. Even though there are so many people who would love to own
some land, many fail to take the leap, leaving mountain properties up for grabs. Don’t be
afraid to play a little hard ball. You may be the only offer they get unless they want to wait
a few more months or even years. Someone who has been trying for that long to sell their
property is most likely willing to negotiate.
Now that you have found your place in the mountains you are free to take the mountain air, its sounds,
and breathtaking views. You can hold onto it as long as you like. Build whenever you want, and know a
piece of Idaho wilderness belongs to you and your family for generations to come.

THE REAL ESTATE MARKET is different
when you’re selling a million dollar home ver-
sus a $400,000 home. If you have a high-
end property to sell, everything from how
Million Dollar Homes you price it to how you market it, and even
how you show the home should be at a higher
level to attract the right buyer. In the high-
er-end price bracket, buyers have a lot more

your listing needs to reflect that.
I made quite a few mistakes the first time I
listed a million dollar home, but I have defi-
nitely learned from them and my listings get
stronger each time. There are no guarantees
in real estate, but there are certainly things
that you can do to make your luxury home
stand out even more than it already does to
help rope in the right buyer. Here are a few
tips for selling a high-end home that can help
you edge out the competition.
1. WORK WITH A REALTOR WHO HAS
EXPERIENCE IN THE HIGH-END MAR-
KET. You’re going to want to be sure to work with
someone who has experience and has had success
selling high-end homes. Most real estate profes-
sionals have areas that they specialize in, so it’s
important that yours understands the ins-and-
outs of selling a luxury home, especially when it
comes to pricing and marketing.
2. BRING IN A PROFESSIONAL STAGER.
A very important part of selling a home is staging
a home so that buyers can picture themselves liv-
ing there. This is especially true in high-end homes
that are often customized to individual tastes.
While it’s not necessary to strip your home down
to its bones, buyers should be able to see the po-
tential in it and to view the property without being
overwhelmed by your own personal style. Declutter,
paint rooms white or a neutral light color and take
down personal pictures.

have been incredibly beneficial for my past cli-
ents. They provide buyers with a picture of what
their lives could look like in a specific home or
neighborhood.
5. MARKET WISELY. When it comes to selling
a high-end home, a yard sign and listing it on the
mls aren’t going to cut it. Be creative and focus
on where Luxury buyers will be looking. Luckily
for me, I work with a national brand company that
specializes in marketing to luxury buyers, which in
return helps me get more eyes on my listings. It
takes money to make money, so expect to invest
in top-quality marketing materials along with pro-
fessional staging and photography.
6. I USED TO SAY SKIP THE PUBLIC OPEN
HOUSE, BUT NOW... I used to believe that in
order to portray exclusivity when selling a high-
end property was by appointment only. Making
buyers feel that seeing the property is a privilege.
After selling a few high-end homes I no longer
believe that. High-end buyers are experienced,
knowledgeable and busy. They aren’t committing
to the first Realtor they speak to. They are re-
searching and taking time to walk through open
houses themselves to save time and sometimes
money.
7. HAVE YOUR REALTOR DO THE PER-
SONAL SHOWINGS… One thing I have found
successful in selling high-end listings is doing the
personal showings myself. The unique, high-value
features of your home and neighborhood are your
main selling points. Your Realtor should be walking
buyers through your home pointing out all of the
highlights or qualities that add value to your home
but also be there to help give alternatives to any
objections buyers may have.
3. SET THE RIGHT PRICE.

We surveyed our agents (12 of 60) at the end of 2016 and nearly 60% of them were already involved with a charitable organization in some aspect. Of those 12
agents, over 440 hours of time was donated to their choice organization in 2016. That’s an average of over 36 hours of donated time per agent in one year. We would
love to continue to grow that number.
Additionally we will participate in Christmas for Kiddo’s each year. It’s so much fun to pack up presents for those who might not be as fortunate.
