** IMPORTANT NOTE: This is the first bid in a series of 3 large tenant buildouts and a façade
renovation to occur at this plaza in next 7-8 months.

General Work Description:
   • Approximately 10,325 SF interior Buildout for Famous Footwear store
   • Work is to include all interior construction items as shown on the drawings.
   • The following instructions are intended to provide additional instructions to the bid
      drawings and are not meant to exclude any items on the drawings.
   • Complete all work as shown and coordinate with local building departments to receive a
      final certificate of occupancy.
   • Complete all work in accordance with the drawings and specifications provided.
   • Benderson Development designated project representative will coordinate work
      between General Contractor and Famous Footwear project representative. The General
      Contractor will have the ability, and is required to, coordinate directly with the Famous
      Footwear project representative to resolve the day to day project issues and
      coordination items.
   • The General Contractor will be required to walk through the project with Benderson
      Development and Famous Footwear representatives at typical project intervals. These
      walk-throughs will occur at the jobsite and more than likely will occur every 2-3 weeks
      depending on the status of the project.
   • General Contractor will be required to provide coordination with the Famous Footwear
      store fixturing personnel as the project nears completion. There is typically a 2-4 week
      period for fixturing that requires GC coordination with Famous Footwear. It also
      requires the GC coordination and their trades making final connections, and the GC and
      the trades completing new and updated punch list items during the fixturing process.

Construction Time Frame and Penalty Date:
   • The building permit is currently submitted for review.
   • Anticipated Construction Start Date is December 9, 2018
   • REQUIRED COMPLETION DATE IS February 14, 2020.
   • PENALTY - THERE WILL BE A $ 650.00 PER DAY PENALTY FOR EVERY DAY AFTER
       February 14, 2020 THAT THE PROJECT REMAINS INCOMPLETE.

General Conditions:
   • Include all project management and supervision
   • Include all temporary facilities (dumpsters and Porta johns etc…)
   • Include all temporary electric as may be required. There is an existing electric service to
      the existing space that can be used for temporary electric during construction.
   • Permit Fee – NOT INCLUDED – Currently submitted to building dept by Benderson
      Development
   • Include project photos on a weekly basis of between 15-20 photos electronically sent to
      Benderson Development for project updates and records.
   • All other General Conditions as required

Testing & Inspections:
   • Include costs for the following testing & inspection requirements
           o All standard testing and inspections as required to receive a final Certificate of
                Occupancy.
   • Any 3 party testing and inspections will be paid for by the owner.

National Accounts & Responsibility Schedule:
   • There are a number of National Account items that MUST be ordered through the
      national accounts vendors. See the required Vendor Contact list on Drawing A-1.1
   • Be sure you are fully aware of all national account purchases.
   • Read the Responsibility Schedule and corresponding notes on Drawing A-1.1 for further
      clarification.
   • The General Contractor is responsible for all items in the Responsibility Schedule listed
      as “supply” and “install/perform” by Landlord.
   • Refer to the BID FORM – there are several National Account line item costs specifically
      requested. Please complete these line items on the bid form.
   • The national account items not specifically requested on the bid form should be
      included in the various bid form line items.

Demolition:
  • Complete all demolition as shown on the drawings
  • Include sawcut, bust and remove concrete floor for new sanitary line extension
      See Attachment # 1
  • Complete any saw cutting and patching as required for underfloor utilities.
  • Include masonry demo for new rear door opening
  • Include removing old RTUs – See attachment #2. Remove RTU, remove existing curb.
      Patch roof deck, roof insulation, and roof membrane to match.
  • Include minor electrical demo to remove existing lights and miscellaneous electrical
      items from existing space. See attachment # 3

Excavation & Backfill:
   • Include all excavation and backfill for under floor utility work.
   • Haul excess spoils off site
   • Backfill and compact with select material.

Concrete Floor Patch & Exterior Compactor Slab:
   • The 4” concrete floor slab is existing to remain.
   • Patch all concrete floor as required. Include rebar dowels at 24” o.c. for all sawcut
      trench patches.

Masonry:
  • Cut in new masonry openings as shown for new rear man door.

Structural Steel & Misc Steel:
    • Include roof reinforcing under all rooftop equipment as shown on S1.0, and the RTU
       steel angle support shown on the page 8 of this work scope.
    • All other miscellaneous steel as shown.
    • Patch all roof deck as required.

Millwork & Finish Carpentry:
    • Includes all cabinets, countertops, and shelving as required
    • Include all mirror and column enclosures as required
    • Include all slatwall products and accessories as shown
    • Include all wall panels products and accessories
    • Furnish and install all finishes & accessories as shown
    • Include all wood blocking for all items as shown
    • Furnish and install all corner guards and bumpers as required.
    • Include all FRP as shown

Roofing:
   • There is currently no damage or leaks to this existing roof. The contractor will be
       responsible to ensure that no damage does occur to this roof system. The General
       Contractor will be held responsible for all actions of their subcontractors during
       construction. A little awareness, preparation and proper precautions will prevent any
       unnecessary damages.
   • Provide Roof Flashings at all new roof penetrations including but not limited to:
          o RTU’s & Curbs
          o Exhaust Fans & Curbs
          o Plumbing vents
          o Electrical penetrations
          o Unit heater flues
          o All other roof penetrations
   • Existing roof is an 060 EPDM roof

EIFS & Exterior Façade:
    • There is no exterior façade work required on this project. See Attachment #4.
    • Patch and paint rear masonry to match at new rear man door.

Stud Framing, Drywall, & Acoustical:
   • Provide all metal stud framing as shown.
   • All batt insulation as required.
   • All interior drywall, installed taped and finished.
   • All Interior demising walls with insulation, drywall, fire sealant, and drywall taped,
       sanded and finished. Wall heights on the full height W1 walls are 25’ to 27’-0” to deck.
   • See Attachment #5 for roof deck heights
   • Construct stud and drywall header and framing as required at vestibule
   • All blocking and plywood as shown
   • All acoustic ceiling systems as shown
   • Patch and repair existing walls as required

Doors, Frames & Hardware:
   • Furnish and install all doors, frames, and hardware as shown
   • Including national account items and hardware as required

Storefront Glass and Glass Doors:
   • Provide new vestibule glass and doors as shown.
   • Glass framing color to be CLEAR Aluminum
   • Interior vestibule glass framing color to be Clear aluminum

Finish Floors:
    • Include all finish floors as specified
    • Include all base as required
    • Include all ceramic tile for walls and floors as shown.

Polished Concrete Floors:
    • Provide the polished concrete floor system compete.
    • Review the national account vendors for the approved polishing vendors.

Painting:
   • Provide all interior painting as shown.
   • Paint all doors and frames as required
   • Provide all wall coverings as shown
   • Paint all exterior Hollow metal doors and frames.
   • Paint all exterior masonry opening and infills to match existing exterior walls.

Toilet Partitions / Accessories / Specialties:
    • Furnish and install toilet partitions as shown
    • Furnish and install toilet accessories as shown
    • Furnish and install all bumper guards, corner guards, cart bumpers, and specialty
        products as required.

Plumbing:
   • Complete excavation, backfill and compaction as required for all plumbing work.
   • Tie into existing Sanitary line in the rear of the space.
   • Provide all plumbing fixtures, equipment, and devices as shown.
   • Provide all gas line as shown. The gas meter location is shown.
   • Include the domestic water connection and meter as shown.
   • Provide 4” sanitary extension into vacancy at rear See Attachment #1

HVAC Equipment:
  • Furnish and install the Carrier Roof top units as shown.

HVAC systems installation:
  • Coordinate removals and patching of all old roof equipment as required.
  • Furnish and install HVAC as shown and required
  • Furnish and install all exhaust fans and other equipment as required.
  • All ductwork systems as required
  • All registers, grilles and diffusers as shown
  • Coordinate all new rooftop installations with proper roof flashings
  • Coordinate all new roof installations with proper structural reinforcing at roof deck
      openings
  • Balanced systems as required
  • Coordinate all work with the EMS system and electrical contractor
  • Provide alternate price to use a curb adaptor on 2 existing RTUs See attachment #2

Sprinkler System:
    • Sprinkler system is existing and installed in this space.
    • Current system is an open roof deck with all upright heads.
    • Refer to the existing sprinkler layout drawing. See attached existing system sprinkler
       drawings and See attachment #6.
    • Leave existing system in place – provide all new drops and install new semi-recessed
       heads to suit new ceiling layout.
    • Include new layout and calculations for the local building dept.
    • Furnish and install complete fire protection as per the drawings
    • Provide final testing and certified installation and bring system on line and in compliance
       with local requirements

Electrical:
    • There is an existing 400 amp 277/480 v service and meter to this space.
    • Existing meter and service wire to remain.
    • Extend 400 amp and service wire to new Famous Footwear panel location and
        coordinate with local utility as may be required.
    • Furnish and install new interior panels and gear as shown.
    • Existing communications conduits are in place, rework as required.
    • Furnish and install electric service equipment as required.
    • Furnish and install all lighting as required from City Lighting – National Account.
    • Complete all electrical systems and wiring as shown.
    • Include all conduits for all other trades as shown.
    • Coordinate complete with all EMS systems; Audio systems; security and alarm systems;
    • Include and coordinate all work regarding the CCTV cable installation.
    • Complete all check out desk and store fixturing as shown on drawings and coordinate
        this work with Famous Footwear store representative.

Fire Alarm System:
    • Include a $ 15,000.00 allowance for Fire Alarm System work (see Bid Form).
    • There is a main building Fire Alarm System that must be tied into at this location.
    • DO NOT COMPLETE ANY DEMO OF THE FIRE ALARM SYSTEM PRIOR TO COORDINATING
        THE FIRE ALALRM WORK WITH THE REQUIRED FA CONTRACTOR LISTED BELOW.
    • The required fire alarm contractor for this work is
            o Fire Security Technologies
            o (732) 938-5745
            o OR John at Fire Security Technologies (732) 938-5745 ext 220
    • We will be required to furnish and install complete fire alarm system including all
        devices and wiring.
    • Coordinate all work in accordance with local Fire Marshall or local authority to ensure
        operation and certification of FA system.
    • Coordinate all shut down requirements of equipment in the event of alarm.
    • Coordinate all work with sprinkler system and flow and tamper switch requirements.
    • Coordinate requirements for duct smoke detectors in HVAC system
    • Coordinate turning over all final monitoring to Famous Footwear monitoring company.
    • Complete all testing and certification of system. Complete all testing and acceptance of
        system by local authority.
