“Looking back in the rear- view mirror from August 2018, it is obvious that the childcare property market was a sleeping giant,” said childcare property specialist and Burgess Raw- son Associate Director, Adam Thomas. In June 2011, the Federal government reported that there were 6,053 established Long Day Care (LDC) centres na- tionally, presenting significant opportunities for freehold prop- erty investment. Surprisingly, in the 2010/11 financial year, only 14 of these assets sold in the open market valued at approximately $32 million. Fast forward to the 2017/18 financial year. The Federal government recently reported that the total of number of LDC centres is 7,256. More than 125 freehold assets were sold dur- ing this period valued at over $567 million.

Childcare specialist Natalie Couper observed, “This means that between 2011 and 2018 the total number of LDC cen- tres available grew by 20 per cent, however the sales volume increased by a staggering 1,693 per cent.” “In the past 18 months, Burgess Rawson has sold 111 childcare assets.’’ Adam Thomas said there were several factors behind low sales at that time; includ- ing the industry recovery from the ABC collapse and associat- ed high level of caution in the private investor community. “Based on our experience in the freestanding commer- cial property market, there is no evidence of this significant growth ever recorded for any property sector in Australia.” “In the past 18 months, Burgess Rawson has sold 111 childcare assets. Other agents have been active in the market too. The sheer number of sales provides compelling data for journalists. These incredible sales figures are the reason why childcare assets continue to make new headlines across the country,” added Mr Thomas.
