Building a new housing services team for you

It is a year now since LHP was born from the merger of two previously successful housing
associations – Shoreline and Boston Mayflower. We have been extremely busy over the last 12
months, looking at ways in which we can use the best ‘bits’ of both associations to improve the
way in which we work – thereby giving you, our customers, the best possible service we can.

One area that has been a real focus for us is our housing • Tenancy management
and income teams and the way in which they used to
work differently in the north and the south. It made • Anti-social behaviour
sense to look at how both operated – to unite what we
                                                             • Tenant involvement and engagement
do. We are pleased to say this has now been done and
we have created a new housing service (separate from • Contract management
the income team), which looks after the following across
the whole of LHP’s area: • Compliance inspections

                                                             • Caretaker and handyperson services

The various operations, outlined above, are delivered by our housing services team and their roles are to make
sure all that can be done, is done, to ensure the needs of you – our customers – are met. You will see your housing
and ASB officers, with the support of our caretakers and handyperson, out and about within your communities
with a focus on ensuring tenants are able to live independently in safe, well maintained and affordable homes.

Cut out the Our teams at LHP have

In doing so, we felt it important too, to remind you The printed leaflet, which is being distributed this

a result of letting condensation build up. the amount of moisture that gathers in homes.

So, as tenants how can you stop condensation?

     1. E nsure rooms are heated to comfortable
levels 18-21°C throughout the day, rather
than just an hour or so where rooms
can remain cold. If possible, keep a
low background heat on all day.
     2.	Rooms require adequate ventilation,
during the winter; try to open your
windows three times a day, ensuring
that your central heating is off at the time.
If your windows have vents, leave them
         constantly open.
     3.	If your home has extractor fans fitted, keep
them switched on, and use the boost function
when cooking / bathing, and for a minmum of
         30 minutes afterwards.
     4. Close doors to the kitchen and bathroom when in use to stop moisture spreading to colder rooms.
     5. Always cook with pan lids on and run a bath with cold water first.
     6.	Dry clothes outside or in the bathroom with doors closed and a window open / fan on, or by use of
a vented tumble dryer, and not left on radiators.
     7. Wipe down windows and walls daily if you are causing condensation to form.
     8. Clean mould when it first shows and redecorate using a quality fungicidal paint.
     9. Ventilate cupboards and wardrobes and avoid overfilling to allow air to circulate.
     10. Where possible position furniture against internal walls.
     11. Do not use paraffin or bottled gas heaters.

Par-3: a unique opportunity
     in a wonderful area for
     wheelchair users
For the first time, we have invested in two properties
on one of the most sought-after new development
locations in North East Lincolnshire that are both
designed for wheelchair users to live independently.

We have two top quality new homes on the Par-3 development in the
popular area of Humberston for sale under our shared ownership scheme.

And both are specially designed for wheelchair users to live independently,
says home ownership manager Sarah Smaller.

“No-one should be prevented – be them an individual, or one member of
a family – from being able to enjoy purchasing a home, in a whole variety
of locations and we wish to demonstrate our desire to offer all kinds of
options to the diverse community we serve.”

The homes have wide internal and external doors, accessible sockets
and light switches, space for a through floor lift, easy access kitchen and
living areas with wheelchair space under the worktop, an adaptable
kitchen, level access shower room and a toilet with wheelchair access
and handrails. Reinforced joists have been installed over the bed area and
toilet, along with a staircase designed with a stair lift in mind. Meanwhile
outside there is level access to the gardens and driveways.
