Vienna. The smart business
metropolis with a heart.
A BUSINESS METROPOLIS AT THE HEART OF EUROPE. With the number of new-
ly established companies currently exceeding 9,000 a year Vienna has been the
capital of Austria’s start-up scene for over a quarter of a century. This means that
every 55 minutes the Viennese are realising their dreams through new, creative
and innovative ideas. The international popularity of Vienna as a business location
remains undiminished: With 191 international corporate relocations and over 220
international headquarters Vienna brings together more global economic power
than all of Austria’s other provinces combined.
THE CAPITAL CITY OF QUALITY OF LIFE. Vienna not only performs excellently in
the face of international competition but also offers the Viennese a constantly high quality of life. This is
one of the key cornerstones of our city’s high productivity and creativity. For almost a decade Vienna has
occupied the number one position in the global Quality of Living ranking of the consultancy company
Mercer while in the recently published “Economist” ranking the Austrian capital replaced Melbourne after
many years at the top. In all these rankings Vienna stands out for its excellent infrastructure, high social
security, political stability and low crime rate. All of which result from our city’s successful strategy.
A SUCCESSFUL CITY INVOLVES EVERYONE. I am absolutely convinced: Only a dynamic city in which
everyone can participate, realise their dreams and get involved will be a successful city. Whether in poli-
tics, in their work or in private and public initiatives: With every contribution that they make the people
of Vienna are doing their bit to shape the future of their city. And the more that Vienna’s journey into the
future is based on shared commitment, the more stable and inclusive this future is sure to be.

Tourism is booming
The excellent qualities of the city are also appreciated by
tourists from around the globe. In the first six months of

7,223,000 overnight stays, an increase of 4.1 per cent over
the same period in the previous year. Around 80 per cent of

currently have a total of 15 major real estate projects at
the design, development or construction stage. The entire
group is planning to invest around 147 million euros in
2018 and a large part of this will once again be invested
in real estate.
Which are the largest current projects?
Our largest current residential projects are “Neu Leop-
oldau”, where 1,400 – partly subsidised – apartments are
being built on the site of the former gasworks and “Wien
Oberlaa”, where 800 new apartments – including 120 so-
called “new council apartments” – are being built on the
site of the former AUA headquarters. In the area of com-
mercial and special real estate we are currently build-
ing a Social Centre for MA 40 at Anschützgasse 1. The
timber building will help people at difficult moments in
their lives.
Vienna continues to grow. How can Wien Holding con-
tribute to the development of the city?
Our group contains GESIBA and ARWAG, two important
residential developers who jointly realise around 1,000
new apartments in Vienna every year. The business park
that we have developed at Breitensee offers unique com-
mercial and working space for a wide range of needs. Our
company WSE Wiener Standortentwicklung was recently
commissioned by Wiener Linien to develop properties that
are surplus to operational requirements. The fi rst projects,
such as the reuse of a redundant tram shed, are already
on the drawing board. Such real estate projects are mak-
ing a significant contribution to the development of the
city. One thing, however, is always paramount: We want
to create “more Vienna for living in”. This means that our
real estate developments are always driven by the desire
to improve both their immediate surroundings and entire
districts – through the creation of parks and an infrastruc-
ture of new local services, etc.
A growing city needs adequate educational facilities.

Vienna is growing steadily. The movement of people to
the city is relentless and its population is set to pass
the two million mark during the coming years. This
means that the federal capital is one of the fastest
growing cities in Central and Eastern Europe. This
strong influx is reflected in rising demand for new
living space. Hence, more than 25,000 apartments –
together with offices, hotels, retail and service space,
parks and educational facilities – will be built on former

Gerhard Schuster, CEO of Wien 3420 aspern Development AG,
on Seestadt as a workplace, new horizons and lighthouse projects on the lakeshore.
What is your current focus?
In the new Lakeside Park Quarter, the concept
of combined living + working is truly coming
alive for the first time. More than 2,500 people
will eventually work in the Quarter’s offices,
businesses and F&B enterprises. 14 innovative
projects – including 5 high-rises – with a total
gross floor area of 230,000 m2 are taking shape
in a prime location adjacent to the underground
station. The best known is one of our lighthouse
projects, HoHo Wien, which is the world’s tallest
timber high-rise and features a remarkable hy-
brid timber construction method. On the neigh-
bouring plot a study is under way for our next
lighthouse project under the working title work-

What will the cities of the future look like? What does sustainable building
mean? What will people and the economy need in 30, 50 or 100 years? We find
answers. We specialise in difficult tasks. We don‘t plan for today, we plan for
the future and generations to come. With our projects we create space for the
industries of tomorrow – for Vienna and for its citizens.
