How We Work
Worldwide Portfolio offers a truly professional search service that is managed in a
discreet and personal manner by our team of property experts.

We run an in-depth consultation to find out your initial requirements, and we then do all
the legwork for you and prepare a tailor-made list of the properties that best suit your
needs. Our aim is to assist your property search in every way we can and ensure that
you are kept fully up to date and informed throughout the entire process.

At the beginning of our search, we ask for a small down payment deposit of £300 to
£650, depending on the purchase price. A commission fee is also agreed upon (this
figure is normally a percentage of the purchase price).

We also guarantee that if you do not find the property you are looking for, we will not
ask you for all of this commission. There are no hidden costs and we have no vested
interest in selling you a specific property.

The Search
Buying a property in London, either to make an investment or as a personal purchase, is the
result of a complex procedure. An advisor from Consultant Portfolio will guide you through
London’s estate market and will be supporting you in all stages leading to the final deed, the
Completion. The first step in this procedure is the research of the property; as London is a vast
city, we will advise you on the most suitable areas for your purchase or investment. We will
send you detailed files relating to properties that are available and matching your requests.

The Offer
Later, an offer is to be made in writing and sent to the seller’s agent: in addition to the
price offered to purchase the property, any other request must be specified in the offer.
Should it be accepted, the seller’s agent will issue the so-called “Memorandum of sale”,
a document summarising all the details of the purchase.

The Due Diligence
A solicitor is then appointed to carry out the necessary verifications on the property
and, in the case of a Leasehold property, on the Lease contract as well.

About 4 weeks later, the solicitor will send the buyer a Report with all the terms of
purchase, and will also state that the property presents no anomalies.

The Exchange
The next step is the exchange of contracts, entailing the payment of a deposit amounting
to 10% of the purchase price; this deposit will be kept by the seller’s solicitor until the
buying and selling process is completed.

The Completion
The last step in the purchasing process is the Completion, which certifies the transfer of
ownership of the property. Your solicitor will then ask you to pay the balance, as well as
any relevant tax. Besides the purchase price, when buying a property in London one must
take into account some ancillary costs. For each buying and selling process, the Stamp
duty is due, whose current rates have entered into force on 4th December 2014. You can
find the chart to calculate the amount of the Stamp duty on the “Stamp Duty” section.

Freehold and Leasehold
If you buy a freehold property it means that you fully own the property. As a freeholder
you will have full responsibility for the maintenance and repairs of the property. Leasehold
means that you own the property for as long as is specified in the lease; you are granted
the right to live there by the freeholder and there is an annual ground rent to pay.

Many leases are originally granted for up to 999 years, but existing leases on properties
are usually shorter, generally 99 or 125 years. The majority of leasehold properties are
apartments, although some houses are leasehold. In the event that a property is leasehold
there is the possibility to extend it.

Stamp Duty
As of December 2014, the tax rate for purchased properties in London will be calculated
on the basis of bands relating to the property’s purchase price.

Solicitor
In the buying and selling process, the client is represented by a solicitor, who will also
manage all the financial transaction necessary to purchase the property. Usually, the
solicitor’s fee is agreed on the basis of the amount of the buying and selling process, as
well as of the complexity of the process itself - for example, in cases when a Leasehold
needs to be extended.

Survey
Antique properties in London are often located in buildings dating back to the beginning
of the 20th century: although being very characteristic and aesthetically beautiful, these
can present issues that must be assessed. In such cases, we recommend a survey to be
conducted, so as to ascertain that the property and the building itself are in good state.

Architecture
Tudor Architecture
The Tudor architectural style is the final development of Medieval architecture in England,
during the Tudor period (1485–1603) and even beyond. It followed the Perpendicular
style and, although superseded by Elizabethan architecture in domestic building of any
pretensions to fashion, the Tudor style long retained its hold on English taste.

Georgian Architecture
Georgian architecture is the name given in most English – speaking countries to the
set of architectural styles current between 1720 and 1830. It is eponymous for the first
four British monarchs of the House of Hanover – George I, II, III, IV—who reigned in
continuous succession from August 1714 to June 1830. The style was revived in the
late 19th century in the United States as Colonial Revival architecture and in the early
20th century in the Great Britain.

Victorian Architecture
Victorian architecture is a series ofarchitectural revival styles in the mid-to-late 19th
century. Victorian refers to the reign of Queen Victoria (1837–1901), called the Victorian
era, during which period the styles known as Victorian were used in construction. However,

Edwardian Architecture
Edwardian architecture is the style popular during King Edward VII of the United Kingdom’s
reign; he reigned from 1901 to 1910, but the architecture style is generally considered to
be indicative of the years 1901 to 1914. Edwardian architecture is generally less ornate

Kensington and Chelsea
The Royal Borough of Kensington and Chelsea is one of the most densely populated
in the United Kingdom. The borough is to the west of the City of Westminster and
to the east of Hammersmith & Fulham. It contains major museums, embassies and
department stores such as Harrods, Peter Jones and Harvey Nichols as well as many
of the most expensive residential districts in London and possibly even the world. The

The London Borough of Hammersmith and Fulham is located in West London and forms

Westminster
The City of Westminster is a London borough occupying much of the central area of
Greater London, including most of the West End. It is located to the west of the City
of London, directly to the east of the Royal Borough of Kensington and its southern
boundary is the river Thames. Aside from a number of large parks and open space, the
population density of the district is high. Many sites commonly associated with London
are located in the borough, including Buckingham Palace, the Houses of Parlament and
10 Downing Street. The most popular shopping areas are Oxford Street, Regent Street,
Piccadilly and Bond Street. The borough includes the areas of Bayswater, Belgravia,

Hakney
The London Borough of Hackney is located in North East London and north of the
City of London. It is currently part of the East subregion, but was included in the North
subregion from 2008 to 2011. Hackney is bordered by 5 London boroughs including
its sister borough Islington the west, Haringey to the north, Waltham Forest to the
northeast, Tower Hamlets to the East and the City of London and Broadgate to the

Greenwich
Greenwich is a district of South East London, located in the Royal Borough of Greenwich

became the site of a royal palace, the Palace of Placentia from the 15th century, and

Richmond
The London Borough of Richmond upon Thames in southwest London forms part of Outer
London and is the only London borough on both sides of the River Thames. It was created
in 1965 when three smaller council areas amalgamated under the London Government
Act 1963. Three districts of the area are within the London postal district. The borough is
home to the National Physical Laboratory and attractions such as Hampton Court Palace,
Twickenham Stadium and the WWT London Wetlands Centre, which draw domestic and

Q: After exchanging contracts and putting down a deposit what rights do I have as the
buyer to back out of the contract?
A: You will most likely lose your deposit. On some new developments, there may be the
possibility for you to switch the contract. This means that you can resell the property
before the completion date.

Q: How can I find out if any work needs doing to the property before the Exchange takes place?
A: Through a structural survey and solicitors advice you can get a realistic picture of the
property and what you can expert during your first years of ownership.

Q: Am I guaranteed that a new building is well constructed?
A: Yes because on a new developments you have a 10 years guarantee on the building
work. This insurance covers any unexpected construction.

Q: Do you take care of the apartment while I am abroad?
