1. INTRODUCTION
On behalf of the Landowner, Savills (UK) Ltd (“Savills”) and Cheffins, are pleased to offer for sale the freehold
interest in the Swiss Laundry site, 145-161 Cherry Hinton Road (hereafter referred to as “the Property”). The
Property predominantly comprises an operational commercial laundry and dry cleaning business with a retail
unit fronting Cherry Hinton Road and a number of light industrial buildings, sheds and hard standing car
parking to the rear, and five adjacent residential dwellings, extending to approximately 0.74 hectares (1.84
acres) in total. The Swiss Laundry has relocated and opened a brand new 37,000 sqft purpose built laundry
facility at 70 Stirling Way, Papworth Everard, Cambridge. All trading is unaffected.
The method of disposal is by informal tender and the deadline for bids to be submitted is 12 noon on Friday
21st June 2019. Interviews may be held thereafter. Savills and Cheffins are inviting offers on a clean and
unconditional basis and to parties who can clearly demonstrate that they have undertaken full analysis of
the site and understood all of the obligations to be placed upon them.

2. LOCATION
The Property is situated on the northern end of Cherry Hinton Road, in close proximity to Hills Road and 1.4
miles (2.23 km) south of Cambridge city centre. The Property is located 1.52 km (0.9 miles) north of
Addenbrookes Hospital and Cambridge Railway Station is located within walking distance from the Property,
approximately 1.3 km (0.8 miles) to the north. The station provides regular and fast services to London Kings
Cross, London Liverpool Street and Ely. The site also benefits from easy access to the highway network;
with access to the A14 to the north and the M11 to the south. The surrounding area is primarily residential.
3. DESCRIPTION
The Property comprises both a commercial and residential element, extending to approximately 0.74
hectares (1.84 acres) in total. The residential element is outlined in white on the indicative site plan.
Commercial
The Property comprises an operational commercial laundry and dry cleaning business with a retail unit
fronting Cherry Hinton Road and a number of light industrial buildings, sheds and hard standing car parking
to the rear, extending to 0.6 hectares (1.5 acres). The total area of commercial buildings equates to
approximately 25,800 sq ft.
Residential
The Vendor owns the adjacent residential dwellings, comprising numbers 145, 147, 157, 159, and 161 Cherry
Hinton Road, extending to an additional 0.14 hectares (0.34 acres).
The Property is bound by Cherry Hinton Road to the south, with existing residential built development
opposite.
EPCs
EPCs for each of the residential properties are included within the dataroom.
4. ACCESS
The main vehicular access into the development will be provided from Cherry Hinton Road, which borders
the southern boundary of the Property.

5. PLANNING
The Property comes under the planning jurisdiction of Cambridge City Council (CCC). CCC adopted their
Local Plan on 18th October 2018, therefore, any redevelopment plans would need to accord with the relevant
policy.
The Property was promoted during the SHLAA process (SHLAA Site CC087) and has been identified as
being suitable for residential development. The site benefits from an allocation for residential development
in the adopted Cambridge City Council Local Plan under Site Reference R8. The Property was also allocated
in the previous Cambridge City Local Plan 2014: Proposed Submission document under Site Reference R8.
The site assessment within the adopted CCC Local Plan assumes that the Property has capacity for 43
dwellings per hectare which equates to a proposed capacity of 33 dwellings. Plans drawn up of the Property
have, however, shown considerably denser residential schemes with more units. Please therefore note that
this is an approximate number based on an initial assessment in SHLAA, the final number may be greater
or smaller depending on detailed assessment and detailed design.
The vendor has implemented a planning permission for the construction of 4 no. two bedroom flats (planning
ref: 06/0534/FUL) to the east of the site, under title number CB202830, which comprises part of the Property
in addition to the allocated area.
6. TECHNICAL
A comprehensive technical Information Pack has been put together and made available to all parties. We
advise that any purchasers make themselves fully aware of the wider reports.
Asbestos Survey
An Asbestos Survey was prepared by East Coast Insulations on 23rd November 2005. A copy of this is
available in the dataroom along with a copy of the Asbestos Management Register.
Phase I Ground Investigation Report
The Vendor has commissioned Peter Brett Associates to complete a Phase I Ground Investigation Survey
at the Property. This will be available for review part way through the marketing period.

Phase II Ground Investigation Report
The Vendor has commissioned Peter Brett Associates to complete a Phase II Ground Investigation Survey
at the Property. This will be available for review part way through the marketing period and will include a
costed remediation strategy.
Topographical Survey
A Topographical Survey has been carried out by Cambridge Land Surveys on 10th August 2011 and is
available in the dataroom.
Utilities Report
The Vendor commissioned Landmark to complete a Utilities Report at the Property on 25th April 2019. This
report summarises the utility companies that will be affected by the Property and is available in the dataroom.
There is a sub-station to the rear of the Property, further comment on this is contained within the Summary
of Title.
7. LEGAL
A legal pack has been prepared by the vendors solicitors. A copy of the Summary of Title, MapSearch and
Land Registry documentation can be found in the data room.

9. TENURE / VACANT POSSESSION

Outline of board approval process, i.e. regional and national (and timescales for achieving such
approvals). Please also provide confirmation that the board is aware of the bid;
Details of solicitors to be instructed (internal solicitors will not be considered acceptable);
Confirmation that a 10% non-refundable deposit will be paid on exchange of contracts;
Details of the anticipated purchase timetable.
13. TIMING
As part of the Heads of Terms process, we will set out a detailed timescale for exchange and completion.
This will include a series of legal meetings to ensure the timetable is achieved.
