3 Drilled Wells
      Primary well drilled in 2019 with 6 plus gpm delivered into a new 1500 gallon food grade poly
   cistern, equipped with a variables peed submersible pump for 20 gpm at 70 psi with the
   Grundfos CU301 controller. 1 large Wellxtrol WX302 pressure tank in the shop / suite, 2 WX302
   pressure tanks in the house. 2 other wells as redundant backups and have not been needed
   since the latest well and new system was installed. All wells and water system have been
   professionally installed.
   Diverse distribution system for water around the pastures, homes and shop professionally
   installed with 1 1/4'' Municipal pipe with brass compression fittings, frost free hydrants for
   irrigation and fire protection

2400 Square Foot Shop
   Complete with brand new care takers suite upstairs, shop and suite have ductless split heating
   and air with hi capacity electric overhead heaters for shop

   The RU2 Zoning allows for 1 primary and 1 secondary dwelling per 10 acres of land, since this is
   a 21 acre parcel 2 of each is permitted
   When we first bought the property and had it surveyed to build the original shop that I lived in
   while I built the house, the lot lines were 10 feet behind the small shop that is built on steel skids
   When we built the house and we had to survey it again, the survey company found that one of
   the lower properties had in fact moved their property pins up the hill throwing every one elses
   pins out by 60 to 75 feet so the last survey actually had the back property line running through
   the middle of that small shop. The land owner behind was not concerned as he always thought
   the original fence which predated both of us was the property line and the fact that is was on
   skids and could be moved, he said leave it where it is
