I'm Irene Szabo and I moved to Guelph
from Toronto in 1997 because I wanted to
buy an affordable home and raise a family
in a quieter city that was still within a short
drive of all the fun and action of the Big
City, of a major international airport, and
of hundreds of other urban and rural
communities for getaways. Not only were
we able to buy an affordable house and
provide wonderful green spaces, strollable
neighbourhoods, and great schools for my

son to grow up in, I discovered plenty of
amazing restaurants, shops, and

entertaining things to do, built incredible
friendships with warm and inviting
neighbours, and bought investment

properties to build my retirement nest egg.
I also came to love the city enough to want
to sell real estate and help inhabitants and

newcomers find the perfect neighbourhood
to settle into for their precise lifestyle needs.
My husband even quit his corporate day-job

Enough about me; you're reading this because you're asking, 'Why should I move to
Guelph?' Or perhaps you've chosen Guelph as a future home but need some help
figuring out which neighbourhood is right for you. Let's dig into a few reasons and
some information about what Guelph has to offer to its inhabitants. © 2021 Irene SzaboGuelph, known as the Royal City, is currently home to about 130,000 people
with a wide variety of personal, economic, and cultural amenities to service
the needs of every demographic, from suburban families to urban
professionals, from post-secondary students to seniors and downsizers. It's hard
for me to simplify all the reasons why I chose to call Guelph home, but here are
just a few of the many reasons given by friends, clients, and research sources:
• Jobs: A great job market and one of the lowest unemployment rates in Canada
• Safety: One of the safest cities in Canada with a consistently low crime rate

cities in Canada to care about the water, property developments, transportation, waste

management, and energy-efficient solutions. Politically, Guelph is home to the first
Green Party MPP in Ontario.
• Vibrant downtown: Ideal for a quiet night out, an upbeat evening, a quick cup of

• Location and Commutability: Ideal for commuters, vacationers, and day-trippers,

Guelph is only 25 KM from Kitchener-Waterloo, 100 KM to Toronto, and 120 KM to
Niagara Falls. Plus Guelph has GO Train, Via Rail, and Greyhound Bus service.

University of Guelph and Conestoga College as well as 4 school boards and 8 high
schools.

• Parks, trails, and outdoor recreation: With more than 1000 hectares of parks, 70 KM of
trails, and access to rivers and lakes, Guelph is a fitness and nature lovers' mecca.

CATEGORIES
PRICING: Shows the median sold-price of a home taken from all the homes sold in
2020.
WALKABILITY: This is a score out of 100 that indicates how easy you can walk to
shops and services from a specific address in a neighbourhood. A low Walkability
number {under 50) suggests you would need a car or form of motorized
transportation to access stores, restaurants, and services. We used an address

approximately in the centre of a neighbourhood's boundaries, so any given home will

Within the Other Categories, I've provided Ratings that measure the number or
quality of items in a category when compared to an ideal neighbourhood. A
HIGH Rating shows that neighbourhood has a lot going on in that category.
MEDIUM suggests that are few options and LOW indicated that are not many
examples of that Category. I have used my knowledge and experience about
neighbourhoods to measure these categories and I'll admit it's subjective and not
a scientific method. Please use these as a guideline for choosing categories that
would be most important to your decision-making.
Keep in mind that a LOW rating in a Category might be perfect for residents
because that Category is not important to them or would be a disadvantage to
their chosen lifestyle.

to make it easier for you to find the right neighbourhood for your lifestyle needs,

neighbourhoods. Based on sales in 2020, median home prices across all of
Guelph range from $500,000 to $647,475, but all neighbourhoods include

comfortable. You can drive anywhere in Guelph within 15-minutes, so it's easy to
consider the entire city as your personal living space and playground.
