What costs are involved in using our service

•    A one-time $50 fee for property set up

•    Management Fee – 12-15%

•	For vacant homes and seasonal rentals,
   an inspection fee of $49 includes turning
   water valves on and off, checking for
   leaks, making sure all the windows and
   doors are secure, replacing light bulbs,
   changing air filters, replacing batteries in
   any device that needs them, inspecting pool
   equipment and landscaping. (Optional)

•	MLS listing – This service is optional.
   The MLS listing gives all Valley Realtors
   access to view and show your property.
   A 3% co-broke commission is usually
   offered.

Our experience has provided us with a list of frequently asked
questions to which we also offer responses based on this same
experience. The FAQ’s are shown below.

When can I expect to see my property on the Internet and
Multiple Listing Service?
As soon as inventory is completed and pictures taken, the
information is sent to our web master and takes just a few
days. The MLS listing is optional. We recommend listing your
property in MLS. This is completed upon receiving the property
information sheet and the residential rental profile sheet.

When do I get my accounting report and what funds are included in the check?
The reports are mailed on or before the 15th of each month for activity for the current
month. Included in each check will be funds from any reservation or tenant. Rental taxes are
collected from the tenant and paid directly to the Arizona Department of Revenue and will
appear on your statement as a pass through expense. Also, any repair expenses paid on
your behalf will be deducted on your owner’s statement.

What about maintenance repairs & charges?
• Maintenance repairs will be completed on your property based on the Management
   Agreement dollar limit, anything over the dollar limit you will receive a telephone call
   before work is started unless it is an emergency.
•	In the event of an emergency that affects human safety or has the potential of damaging
   property to a greater degree, a service professional will be dispatched immediately.

What are my housekeeping charges?
• This depends on the size of the home. Seasonal rental cleaning fees are billed to the
   guest. Long term unfurnished units vary from $130-$350.
•	For seasonally occupied homes, two deep cleans per year are likely needed at your
   property at a cost determined by size of home. This will include carpet cleaning if needed.
   However, carpet cleanings are not limited to just two, as they are based on necessity.

Why do I have to provide a copy of my insurance certificate?
Owners must show proof of insurance. Please note that RE/MAX Sun Properties must be
listed as “co-insured” or “additional insured” on the policy.

If I am a non-US citizen, what are the requirements in the US pertaining to taxes?
Non-US citizens that receive rental income in the US are required to have a US Taxpayer
Identification Number (TIN). Information about this requirement can be found on the IRS
website. Canadian citizens are required to complete a W-8ECI form to register with the
Internal Revenue Service.
