The Professional Community Association Manager (PCAM) credential signifies the highest level of individual
accomplishment in the community association management profession. After at least five years’ experience as
professional community association managers, candidates for this highly respected designation successfully
complete all of CAI’s 200-level Professional Management Development Program (PMDP) courses and partici-
pate in a challenging Case Study—the final step toward earning this valuable credential.
The PCAM Case Study is an all-inclusive examination of a community association, commonly referred to as
homeowners associations (HOAs) and condominiums. The experience combines classroom discussions with

Large-Scale Manager® (LSM®)
Earning the Large-Scale Manager® (LSM®) designation gives managers the oppor-
tunity to specialize in their profession after obtaining the PCAM credential. Large-
scale communities are defined by CAI as: contains a minimum of 1,000 units or a
minimum of 1,000 acres, provides municipal-type services, and maintains a mini-
mum annual operating budget of $2 million dollars. After completing the creden-
tial requirements, candidates are able to provide expert management services,
incorporating the unique aspects of being a large-scale community manager:
z Understand all functions of open, commercial, and residential properties
z Achieve the goals and objectives of the association set forth in the governing
documents
z Ensure that the policies, resolutions, and other acts of the board are carried out
z Act as association liaison with all local governmental authorities and bodies.
z Maintain oversight of all association projects, facilities, and financial manage-
ment programs
