most exclusive locations in Italy.
20Heat pumps
• Luxury resort located on the north coast of Sardinia near Porto Rotondo, one of the
most exclusive locations in Italy. It extends for 3 hectares and has 177 rooms, 4
restaurants, 3 bars, an heated outdoor pool, gym, private beach and Spa. In 2015 the
hotel decided to start a process of renovation and expansion especially for the
mechanical systems.
• Energy efficiency was a primary aspect due to the need to optimize energy
consumption and the expansion possibilities linked to specific energy savings target
included in the regional law.
• Thanks to the use of chiller, heat recovery heat pump, and boiler, all managed by a
plant room optimizer, it has been possible to obtain an annual savings of 25-30%

22Heat Pumps
• Comfort, safety and energy savings have been important strengths
of the project. The air conditioning system is based on multi-purpose
units for the simultaneous production of chilled and hot water. These
units are able to satisfy the demand for hot and cold water
simultaneously through a system that does not require seasonal
switching.
• Energy saving is guaranteed by the advanced operation’s logic.
The best operation mode is set completely automatically and
independently by the unit’s controller, in order to minimize the absorbed
energy whatever the cooling and/or heating demand might be.
23Hybrid appliances
Hybrid is an advanced solution to renovate an existing building and
to meet its needs of thermal comfort (cooling and heating) and hot
water production with a unique appliance.
The most widespread hybrid product consists of a:
§ Gas condensing boiler;
§ Electric heat pump;
§ Intelligent control unit to optimise the operation of the gas and electric
appliances

26Thermostatic valves and balancing of heating systems
• Effective equipment to help protect the environment and reduce energy
consumption by increasing system efficiency
• These technologies are highly advanced but simple to use. They have a
short payback period, yet will continue to deliver benefits for the entire
lifetime of the system.
• A building equipped with regulating and balancing devices will have a
higher real estate value and lower management costs, as
component wear is reduced as a result of the correct distribution of flow
rates.
27Thermostatic valves and balancing of heating systems
Home comfort, well-being and savings
• The use of thermostatic valves in heating
systems enables a more effective thermal balance
not only within a single living unit, but within the
whole building, leading to energy savings as
high as 15-20%.
• In the case of centralized systems, the use of
balancing valves coupled with the presence of
thermostatic valves makes it possible to further
increase the efficiency of the heating system,
leading to significant savings in the order of 15%.
