Conditions of Approval:
Construction shall conform to the plans submitted and the ‘Description of Work’ received on
September 24, 2021 for New Construction of a cabana; Site Improvements for a metal, 7-feet tall
fence; and Exterior Alterations for a terrace addition on top of an existing side porch. The
construction shall conform to the file photos and plans submitted in the COA application. The final
construction shall be subject to review by staff in accordance with the Evergreen Historic District
Design Guidelines. The construction shall be completed and approved by Landmarks staff prior to
Final Approval by the Office of Construction Code Enforcement (OCCE).

Any substitutions or deviations from the plans submitted and the ‘Description of Work’ shall
require further review and approval by the Memphis Landmarks Commission or staff. Any changes
or substitutions not approved are subject to removal. Prior to making any changes, you shall
contact the staff at (901) 636-6619.
This is not a building permit. No work shall begin without appropriate review and approval by the
Memphis/Shelby County Office of Construction Code Enforcement (OCCE), and validation of a
Preservation Permit.

This COA expires one (1) year from the date of issuance if a valid Preservation Permit has not been
obtained.

HISTORIC BACKGROUND:
Date of Construction: ca. 1912
Current Subdivision: Belvedere
Historic Information: Constructed ca. 1912 this dwelling is part of the Belvedere Subdivision.

ARCHITECTURAL SUMMARY:
This is a two-story, frame, Craftsman style house constructed ca. 1912. The dwelling has a
continuous poured concrete foundation, brick veneer siding, and a hip roof of tile. On the main
façade is a partial-width porch with a tied hip roof with exposed roof rafters and square brick
columns. On the main façade is an original Craftsman eight light wood door with three vinyl
panels, single-light glass and wood rectangular original transom and fifteen single-light, glass
and wood original sidelights. Windows are a original nine over one, twelve over one and six
over one lights. Double hung, wood sash with wood surrounds. On the main façade (East) is a
bay window with nine over one single-light fixed window and (two) 10 lengths, awnings above.
On the eaves are large exposed roof rafters. A curvilinear dormer has one circular fixed
window. On the north façade is an original one-story wing with pergola and 14 light glass and
wood doors with a brick veneer at exterior. On the south façade is a one-story pergola roof with
a brick column piazza that goes around to rear façade.

NATIONAL REGISTER ASSESSMENT: This dwelling is located in the Central Gardens National
Register Historic District and would be considered a contributing building to the district.
