WELCOME TO SVA PROPERTY AUCTIONS’ MARCH 2021 BROCHURE
A huge thank you to all our clients, contractors and all those associated with SVA Property Auctions for bearing with us over the last 12
months. We appreciate your continuing support. In the absence of an ability to hold regular sales since our successful online auction last
September, we have taken this opportunity to commission a complete rebuild of our website – we hope you find it use friendly, any feedback
would be much appreciated.
With continuingly changing regulations, it has proven difficult to plan ahead. We have prepared this brochure for our next auction which once
again will be held as an online live streamed sale. This means bidding remotely via an online portal, or traditional proxy bidding or telephone
bidding. This method of offering property and bidding has proved highly successful and is as close to the traditional “ballroom” format as
possible. All bidders must register in advance of the auction. Further details on how to register for remote bidding are set out within the
brochure. Please note that we are continuing our long-established policy of not making any administration charges or applying any buyer’s
premiums to the hammer prices.

LOCATION: Dunoon is the main town on the Cowal Peninsula in
the Argyll and Bute Region. The town is serviced by a regular ferry from
Gourock or can be accessed by road on the west shore of the Upper
Firth of Clyde. It has a resident population of some 13,500 people and is
located approximately 34 miles west of Glasgow (via the M8 and ferry).
The town and surrounding area were a popular holiday destination “Doon
the Watter” from Glasgow and a garrison town to the US Navy, whose
submarine base was in the Holy Loch until 1992. It continues to offer a
wide range of outdoor pursuits, ranging from hillwalking to sailing on the
Clyde Estuary.

Sandbank is a village also located on the Cowal Peninsula, some 2.5 miles
north of Dunoon and stands on the coastal A815 or the inland A885
adjacent to the southern shore of the Holy Loch.

DIRECTIONS: From Hunters Quay ferry terminal, turn right onto the
A815 and head north following the coast road past Hafton Castle House.
At Ardnadam Bay, prior to the Pier, take a sharp left turn into Fir Brae, and
proceed straight on to where the road becomes Ferry Road. Follow Ferry
Road cross country, down to the next junction, where it joins the A885.
Bear left and after a short distance turn hard left, off the A855, just prior to
a bus stop layby. Kennel Wood is situated beyond the Gate House and gate
pillars. Both the gate pillars and the land leading from the A855 are included
with the subjects of sale. Grid Ref: NS1696579090 (Entrance).

DESCRIPTION: Kennel Wood is an irregularly shaped parcel of land
predominantly covered with mature deciduous woodland. Some small plots
on the west and north-west side of the site have previously been sold,
however the subjects of sale comprise the bulk of the original woodland.

SITE AREA: 8.74 Ha (21.6 Acres) plus areas with Rights in Common. The
accompanying plan is for illustrative purposes and does not show the areas

LOCATION: The site is located on the South East side of the B862
(General Wade’s Military Road) road from Whitebridge to Glendoebeg.
The surrounding area is rural and predominantly used for agriculture
with occasional residential properties. The site is approximately 29 miles
south west of Inverness.

DIRECTIONS: Head south from Inverness on the B862 (Dores
Road / General Wade’s Military Road). After approximately 29 miles
the site is on your left in-between a farm steading and an access track
for Braewood. West Drummond Cottage is just beyond the site on the
opposite side of the road. Grid Ref:- NH4738213750

DESCRIPTION: The property comprises a roughly rectangular,
undeveloped parcel of ground bounded by timber post and wire fences
and with a metal field gate on the north-west side adjacent to the
B862 (General Wade’s Military Road) public road. The site is otherwise
surrounded by farmland. The ground is level with the road on the north-
west and slopes down gently, then more steeply, towards a burn which
