Welcome to new and returning students of 310 Residential Village, located within the Unitec Campus.
Below is some important information for you while living in the village. We hope you enjoy your time
here and look forward to meeting you all.
Arrival
Please inform us of your expected arrival time at the village so that we can ensure someone is here to
greet you and hand over the keys.
If you are arriving on the weekend or evening it is VERY IMPORTANT that you have contacted us prior
to arriving, as we will need to make arrangements for providing the keys. We are not located in the
village on the weekends or evenings, so we will organise for the keys to be provided to you and will
meet with you in person the following day to answer any questions you may have about the village.

Payment
Rent is to be paid in advance. We have a zero tolerance policy for late rent. Late rental payments could
result in you having to vacate the apartment.

The laundry closes at 10.00pm each night - Only accepts $1 coins and cost is $3 per cycle. After Hours Care There is a Building Manager that lives on-site and is there to assist should you have any problems in the evenings or weekends. The Building Manager has access to the room keys so they can let you into your room should you lock yourself out during these hours. Their contact number is 022 409 6223. Flatmates Most of the residents in the complex are international students which makes the life in the village fun, but also sometimes difficult dealing with new cultures. Please try to respect your flatmates and their different cultures. Should you have any problems with them, first try to talk to them, should the problem continue contact the Property Manager at Crockers and we can discuss the issues to find a solution. Cleaning It is expected that every apartment is to have a cleaning roster so that everyone shares the cleaning duties. Monthly inspections are carried out to ensure that the apartments are being well maintained. Office Office Hours are 3.30-5.00pm Monday to Friday. Please book a time with the property manager if you wish to discuss any matters or pay rent, alternatively you can email mark@crockers.co.nz. The Property managers office is based next to the Laundry. Please call or text 022 183 2790 if the matter is urgent.
Body Corporate | Student Rules
1. Smoking
(a) No Smoking in the complex or apartments
(b) Smoking is only permitted in the allocated smoking area in the car park area
2. No Drugs allowed on the complex - Any drugs found will result in immediate eviction
3. No Fireworks are allowed on the complex
4. No Pets are allowed in the complex
5. Violence of any sort will not be tolerated within the complex and will be dealt with by the police and
immediate eviction
6. Noise
(a) Residents are expected to keep any noise to a minimum within the complex at all times and not cause a
nuisance, disturbance or annoyance to the other residents.
(b) Neither loud music nor musical instruments are to be used. Nor are you to create excessive noise when
entertaining guests. The following hours are set down as quiet time in the complex and all students are
expected to abide by them:
Sunday to Thursday between the hours of 11.00pm to 8.00am
Friday and Saturday’s quiet hours are 12.00 midnight to 8.00am
Study and Exam times quiet hours will be extended and strictly enforced.
7. Respect the Building Manager at all times and abide by any directions they may give you concerning
behaviour in the village
8. No dropping rubbish in the common areas. All rubbish is to be put in the rubbish bins provided

Consequences
1. You will receive a verbal warning for the first
2. You will receive a written warning for the second offence
3. Should you break the rules a third time, you will be fined (see the fine structure below)
4. If you continue to disrespect the property and the other residents of the village, your tenancy will be
discontinued
Fines
For the harmony and enjoyment of all village residents and to cover costs incurred of enforcement of breaches,
please find below a list of fines payable, but not limited to, for breach of the rules:
Keys • Lock out fee between 10.00pm to 8.30am - $25
• Lost keys - $25 per key
Smoke Alarms • If found during any routine or random inspection by management, a smoke detector is
found to be disabled or damaged, a fine of up to $250 will be imposed. This charge will
be shared by all the residents of that apartment, should no one person admit liability.
Fire • Non emergency Fire Department call out (approx $2,000)
Smoking • A fine of $100 will be imposed on anyone smoking anywhere on either villages
campuses
Noise • A fine of $50 will be imposed before any impounded equipment is uplifted
• A fine $25 for any RA call out fee
Alcohol • Alcohol breaches requiring RA or Security attendances - $100-$500
Rubbish • If you are caught dropping rubbish in the common areas you will be asked to put it
in the bin, failure to abide by this request will result in a $10 fine to cover the cost of
someone else having to do it.

▲ SEPTEMBER 2015FIRE EVACUATION SCHEME
To comply with the NZ Fire Service Fire Safety and Evacuation of Building
regulations 2006.
We promote the method and practice that will ensure the systematic and orderly
evacuation of all parts of the building by the nearest safe means of exit in the least
possible time.
PURPOSE OF To ensure that all Wardens are appointed throughout the building and are fully
acquainted with their duties. Wardens will be trained in Fire Evacuation and
SCHEME encouraged to attend additional training in Fire extinguisher training, First Aid and
Civil Defence.
Crockers Body Corporate is to ensure that all new and current staff as well
as tenants have a copy of this document and are made aware of the
evacuation instructions / scheme during their induction / review to the work
place / when new to the building.
Personnel responsible for carrying out the instructions and procedures in this
manual are designated as follows:
PERSONNEL CHIEF WARDEN
DEPUTY CHIEF WARDEN
AREA / SEARCH WARDENS
1. Sound the alarm by using any of the alarm call points which are located in

building once you are evacuated where possible.
3. Evacuate the building.
4. Fire extinguishers should only be used if you are trained to use them and
no personal risks are taken.
* NOTE: you may need to obtain an outside line first when making a 111
Upon hearing the continuous sound of the fire alarm, all occupants will:
Leave the building immediately. (As you leave close all doors behind you.)
If a Warden gives an instruction to evacuate the building, then all occupants must
do so even if the alarms cannot be heard.
Follow all fire exit signs and/or directions from your warden.
IF ALARMS ARE
ACTIVATED! DO NOT Carry drinks or food during an evacuation (if spilt this may cause an
accident and delay the evacuation).
DO NOT Use lifts during an evacuation under any circumstances.
DO NOT Return to the building for any reason until the Chief Warden / Fire
Service indicates that it is safe to do so.
DISABLED A register identifying disabled persons is held in the Evacuation Clearance Board (See
Chief Warden) All Area / Search Wardens who have persons that may require
PERSONS assistance are to advise the Chief Warden. The register identifies persons with
disabilities who are regular users of the building and the form of assistance required in
each case. The register identifies persons assigned to assist regular disabled users
and disabled visitors of the building.
Staff must advise wardens when they have visitors with a disability type that could
effect the evacuation of the building.WARDENS DUTIES
The Chief Warden is charged with co-ordinating the activities of the Area / Search
Wardens and ensuring that clearance reports are received from all areas following the
evacuation. The Chief Warden will liaise in turn with the Senior Fire Officer or Civil Defence
Officer co-ordinating emergency services. Wardens are to follow Chief Warden and Senior
Fire Officers' instructions.
The Chief Warden will upon the sounding of the fire alarms:
Ensure the NZ Fire Service has been called dial “111” (From a Safe Area)
and advise them alarms are sounding and confirm name and address of the
CHIEF
WARDEN building (Unitec Building 310, 125 Carrington Road, Gate 4, Mount Albert,
Auckland, Nearest intersection is: Woodward Road and Carrington Road)
“You may also assign a suitable staff member”
* NOTE: you may need to obtain an outside line first when making a 111 call
Collect the Evacuation Clearance Board and the Orange Chief Warden’s
Vest then proceeds outside to the Fire Alarm Panel.
Wait by Panel and receive evacuation clearance reports from all Tenants.
Will meet Fire Service on arrival.
Each Apartment must appoint a Warden this warden is required to direct, enforce and
have full charge of evacuation of all personnel located within their assigned area during the
period of a fire emergency or Trial Evacuation.
Wardens/Tenants are to advise the Chief Warden of any disabled persons, whether a
temporary or a permanent disability working within the building. Wardens are to nominate
AREA / assistants to attend to disabled persons, and All Wardens will discuss evacuation
SEARCH procedures with disabled persons.
WARDEN
On the sounding of the Fire Alarm
DUTIES
Check all areas in your assigned search areas.
Keep people moving steadily so as to avoid panic.
Ensure that after evacuation all internal doors are closed and leave lights on.
Report to Chief Warden at the assembly area.
Search Wardens will ensure that their assigned area is completely evacuated by checking
all rooms and enclosed areas. The Search Warden should start checking the area from the
furthest point working systematically toward the exit, or the point closest to the fire working
toward the exit.
FLOOR Evacuation of disabled persons should only be made after the floors above have been
vacated. They will first gather by the nearest exit door located at the top of the stairs. Then
CLEARANCE, will be assisted to the safe Assembly Point:: Car park outside the Village Complex
REPORTING
When the Area / Search Wardens have determined that their area is completely evacuated
PROCEDURES and any disabled persons are accounted for, they will leave via the nearest fire exit.
AND RE-
ENTRY All Search Wardens report area clearance to the Chief Warden. The Evacuation Clearance
Report must then be adjusted to show clearance or otherwise.
PROCEDURES
Search Wardens are to ensure that all doors are closed following evacuation and lights are
left on.
Once the “All Clear” is given by the Fire Service, the Chief Warden will inform the Wardens
they can re-enter the building.EARTHQUAKE EMERGENCY PROCEDURES
1. Initially remain in the building - it is safer.
2. Move away from windows and any equipment/ furniture which may be dangerous if it falls over.
3. Take immediate shelter under solid furniture such as tables or desks.
4. Keep calm and assist those who panic.
5. If an evacuation order is given, follow the fire evacuation procedures.
6. Follow the instructions from Wardens.

MANAGEMENT OF MEANS OF ESCAPE
Checks of the means of escape will be undertaken at regular intervals to ensure that:
a) They are kept clear of obstacles at all times;
b) Exit doors are not locked, barred or blocked so as to prevent occupants from leaving the building when the building
is occupied;
c) Smoke control and fire stop doors are not kept open by methods other than hold open devices that comply with the
Building Code;
d) Stairways and passageways which are designed specifically for means of escape from fire are not used as places of
storage or places where refuse is allowed to accumulate
e) Flammable cleaning liquid or material or any other like flammable liquid or material shall not be stored near or within
any part of the building used as a means of escape from fire, and shall be in non combustible containers with close
fitting lids.

When a Bomb Threat call is received there is no alternative but to treat it as a potential danger.
ACTION TO BE TAKEN WHEN A TELEPHONE CALL IS RECEIVED IN RESPECT TO BOMB THREAT
1. Make use of the prepared Bomb Threat Checklist located at the back of this manual. Although the majority of
Bomb threat calls are hoaxes, each call must be treated as genuine until confirmed otherwise. Following a Bomb
Threat, the Police and Chief Warden must be advised immediately. DO NOT SET OFF THE FIRE ALARMS AS
THIS MAY DETONATE THE BOMB
2. It is the decision of the Police to determine what action is to be taken. If a search of the premises or part thereof
is required, it is better carried out by the occupants and wardens. The Police or Chief Warden will instruct
Wardens on what action is to be taken.
3. Assessment of a call and the information divulged by the caller may influence what action management takes,
police advice and assistance will still be required. Specific details from the caller, about the make-up of the
organisation and personalities therein, will add credence to the threat. If, however, the caller is vague and does
not give specific details about the premises, layout, people, etc, then the possibility of a device being present is
reduced but cannot be discounted.
4. Remain calm during the conversation.
5. Keep the caller talking as long as possible but do not interrupt. If possible pay attention to any background
sound which may give an indication as to where the call is coming from.
Any answers to these questions could give an indication as to whether or not this is a hoax, and as much of this
information as possible should be passed on to the Police or Chief Warden.
DISCOVERY OF UNUSUAL OBJECTS
ACTION TO TAKE ON DISCOVERY OF ANY UNUSUAL OBJECT:
1 When a suspicious object is found the Chief Warden should be notified as for Bomb Threat.
2 Suspicious items received through the mail should preferably be left where they may have been delivered, but if
circumstances dictate, they may be gently moved and isolated in a secure area. However, objects which have
been discovered or left by an unknown person should definitely not be touched.
3 THE OBJECT MUST NOT BE TOUCHED OR TAMPERED WITH
4 Following a room or area being evacuated, secure and prevent access. This does not mean locking doors, etc.,
unless absolutely necessary, but ensuring that personnel who may be oblivious to the emergency cannot enter
the danger area.
5 Experience has shown that explosive devices can be made to resemble almost anything. It is wise, therefore, to
treat any suspicious object found in an unusual place with utmost of care.
6 The Police will determine what action is to be taken.
7 Remain calm and inform only those "who need to know".
