General information about the Company
SPI Società Progettazioni Integrali
SPI is one of the leading multi-discipline practice of project and cost management, engineering and integrated
design in Italy.
SPI has specific experience in the design and construction of exhibition buildings - in particular in Milan.
We aim to provide comprehensive and integrated services, from project management services, towards
integrated design: architectural, structural, MEP and fit-out, till construction management and contract
administration.
Thanks to the deep knowledge of the local construction market, SPI can provide expert advice on all financial
matters pertaining to construction projects, including cost planning, value engineering, procurement (selection of
contractors and suppliers, and tender management), project monitoring and cost management.
In collaboration with the nominated concept architect, SPI can provide the typical Local Architect services,
including planning and building permit approvals, Code compliance advise, production of Construction
Documents, CDM and H&S coordination, and contract administration.
SPI was founded in 1973, and more than through forty years, has always improved in quality and expertise.
SPI is part of Gardiner and Theobald European Alliance.

SPI approach to integrated design is strongly influenced by sustainability, and green awareness.
The delivery of a holistic sustainable design sits at the centre of SPI’s design philosophy.
We fully support the aim of designing physical objects, the built environment and services to comply with the
principles of economic, social, and ecological sustainability.
These principles are applicable to any aspect of our services: from planning to interior design.
Green Concept Design
Reclaimed materials, recycled finishes, re-played and re-used elements of the former site may become accent
points of a new concept and, in some cases, represent its one leit-motiv and reason.
In 2006 we adopted the “Enviromnental Standard for Retail Development” procedure, to inform, survey and audit
the sustainability and green awareness of our projects.
We have experienced this approach in various contexts: from hi-end luxury flagship stores to boutique hotels, from
pure office space-planning, to shopping centre mall design, with repeated success in all fields.

Integrated Design
Integrated Design is a collaborative designing method which emphasizes the development of a holistic process.
We provide multidisciplinary design services aimed at raising the quality of the built environment, through first
class projects.
The Integrated Design Process is different it from a conventional design process in several respects; the client
takes a more active role than usual; the architect becomes a team leader rather than the sole form-giver; and the
structural, mechanical and electrical engineers take on active roles at early design stages.
High-end retail projects are a typical case where our holistic approach is highly recommended.
Health & Safety
The health and safety of our people and communities is fundamental to everything we do.
We offer a wide range of integrated services including CDM/H&S coordination, which aligns with our overall
approach to health and safety on site.
We are passionate about improving health and safety standards in building sites and are all experts in the field.
We have extensive practical experience of helping clients comply with the law. Being able to provide the most cost
effective and practical advice prevents unnecessary expenditure on risk improvement measures.

DUE DILIGENCE
We have extensive experience in delivering timely, informed and easily understood due diligence advice to
support your investment decisions.
We'll put in context for you the presence of hazardous materials, the energy efficiency of a property, its shell and
core conditions, the expected residual life of each of its services - as well as an estimate on immediate costs to
be faced, to help you make an informed decision on the risks.
Working side to side with the nominated legal firm, we also provide technical advice on planning and building
permits and approvals.
PROJECT MONITOR
Before banks agree to fund property developments, they must have a good understanding of the construction
aspects of the project in order to weigh up the risks that might impact on their loans.
When a development is underway it must be carefully monitored, with regular site visits made in order to pick up
any key issues as they arise. We advise when costs can be drawn down against the loan facility, and on the
adequacy of the remaining undrawn loan to cover the forecast cost to complete.
ASSET MANAGEMENT
Through our consulting and training techniques, we assist our clients to make rapid, step-change improvements in
operational performance.
By focusing on transferring our knowledge and skills to our clients, we allow them to continue making

Understanding the needs of the many stakeholders on complex hi-end projects, building and motivating the team,
coordinating the work of the lead architect and all other contributors, and managing changes along the way, are all
aspects of our role in delivering to the brief.
Team responsibilities are allocated quickly and effectively and in so doing we are able to manage project risk.
Most of our Project Managers have architectural background and education. Our innovative approach – design

CONSTRUCTION MANAGEMENT
Construction management provides a very successful alternative to traditional methods of procuring construction

the lifecycle of a project.
Construction Management is a professional and non-adversarial way of organizing and directing manpower,

ARCHITECTURE and ENGINEERING
Integrated design is a procedure considering and optimizing the building as an entire system including its technical

Architecture, Structural and MEP Engineering cooperate across disciplines and agree on far-reaching decisions
jointly from the beginning. When acting as Executive architects, we adopt integrated design as the most effective

SAFETY CONSULTANCY SERVICES
Our Consultancy Services incorporate many aspects from advising customers on their legislative requirements to
assisting them with statutory documentation such as Safety Statements, Safety Plans, Safety Files etc.
From the initial phase of a project, we foresee its construction process from an expert health and safety stand
point, and provide recommendation as required to ensure design copes with construction and maintenance health
and safety.
CDM
CDM Coordinators help to ensure that construction projects deliver good value and are safe to build, to use and
maintain. We achieve this by providing advice to project teams and facilitating in-depth consideration of the health
and safety implications of the design.
This has the effect of making it easier to deliver projects to time, cost and quality.
The service is delivered by experienced professionals dedicated exclusively to the CDM Coordinator role. This is
backed up by the logistical support of our multi-disciplined practice from which we draw on the extensive
experience of our project and construction managers.
CONSTRUCTION CONSULTANCY SERVICES
Before the job commences, Health & Safety Services can, in assistance with the Contractor, provide Health and
Safety Plan for that job.
We can then provide the Safety Officer required, full or part time. As the job progresses, we can formulate the
Safety File, which will be ready for handing over to the Client at the completion of the job.
