        Dear Mr. Litteral:
        Thank you for the TRC review comments for the Major Site Plan submittal of the above
        referenced project received January 22, 2021. On behalf of Atlantic OBX, Inc., Quible &
        Associates, P.C., hereby submits, for your review and approval, the following documentation:

              •   Three (3) full size (24”x36”) copies of the revised Plan Set;
              •   One (1) 8.5”x11” copy of the revised Plan Set;
              •   One (1) copy of the approved PWS Permit;
              •   One (1) copy of the approved NCDOT Permit;
              •   One (1) PDF digital copy of all items.
        Please find our responses listed below in blue to your review comments.

           1. All required state permits shall be submitted prior to approval of the Major Site Plan.
              Please note the project proposes less than 10,000 sf of new impervious coverage
              therefor a State stormwater permit has not been obtained. In addition, overall
              disturbance is less than 1 acres, so a State Soil Erosion and Sediment Control Permit is
              not required. The Public Water Supply Authorization to Construct has been provided with
              this package. NCDOT encroachment approval has also been provided with this
              package.
           2. Vehicular use area landscaping is required around the entire gravel parking area.
              Shrubs are now shown 8’ on center around the entirety of the gravel area.
           3. Please submit pictures of the existing vegetation to be counted as type D buffer. Photos
              are available below and show the mature trees that exist along the northern lot line.

   4. Site landscaping is landscaping that is not:
       • Required vehicular use area landscaping;
       • Located within a required perimeter buffer; or
       • Required screening
       Please provide all required site landscaping separate from any of the above.
       Buffer Landscaping
       See photos above of existing mature vegetation.
       Vehicular Use Landscaping
           • The 2” ACI Canopy tree for vehicular landscaping has been shifted north to
               confirm it comes within 60’ of all designated parking spaces.
           • Shrubs have been provided at 8’ on center around the perimeter of the gravel
               parking area not designated as required parking spaces to serve the proposed
               office building.
       Site Landscaping
       Site Landscaping requires two (2) canopy trees and 6 shrubs. These items have been
       shown separate from vehicular landscaping.
   5. Storage of septic tanks appears to be occurring within the setbacks and/or adjoing
      property. Outdoor storage shall meet the requirements of section 3.3.3.S (attached to
      email) The property owner has been made aware of these requirements and intends to
      relocate the tanks..
       Outdoor Storage Screening
           • North (GB) – Existing mature vegetation to act as Type D buffer.
           • South (HI/Private Right-of-way) – n/a
           • East (HI) – n/a
           • West (HI) – n/a
   6. All parking of heavy trucks shall occur within the boundaries of the gravel vehicular use
      area. Acknowledged. The property owner has been made aware of this.

US Army Corp of Engineers (Anthony D. Scarbraugh, 910-251-4619)
Any impacts to jurisdictional waters or wetlands of the United States require prior approval from
the US Army Corps of Engineers. Acknowledged. No impacts to wetlands or jurisdictional
waters are proposed at this time.
